We note this application is outside, albeit adjacent to the Conservation Area and has no impact upon it. However we also note the proposal seeks to remove the butterfly/valley roof and is thus contrary to planning guidance.

The Clapton CAAC notes the context as drawn in the submitted application (in particular Paddy Power / former Railway Tavern) is wholly inaccurate; Whilst the principle of a roof extension is acceptable we question the aesthetic design choice which appears to be a Georgian response to a 1930s building. We suggest the design details should be more responsive to the style of the host building and/or be represented in a less anachronistic form.

 

2017/0334 387B Mare Street E8 1HY Retrospective Listed Building Consent for the installation of air-conditioning units and the proposed replacement of one air-conditioning unit and installation of wire caging to house the units. (Alix Hauser 020 8356 6377)

2017/0069 419 Mare Street E8 1HY Installation of 3 internally illuminated fascia signs, 1 internally illuminated projecting sign, 5 non-illuminated vinyl signs within the blacked out windows and non-illuminated canopy signage. (Raymond Okot 020 8356 8080)

The Clapton CAAC feels this application does little to improve the facade and streetscape which has significantly harmed by this property for some time. Generally, internally-illuminated signs are contrary to the Shopfront Design Guide and are resisted in Conservation Areas. Whilst this is sometimes not necessary to assert on the main shopping parade of the Narroway, this corner property is a gateway and in a more sensitive location which appears prominently in views from Clapton Sq, Lower Clapton Rd and Clarence Road. As a result, internal illumination would be inappropriate in this location and would further draw attention to the windowless nature of the shopfront.

The Clapton CAAC has no objection to the proposal and notes it is an improvement to the existing dormer which better relates to the original fenestrations.

 

2016/4206 1B Braydon Road, N16 6QL Erection of single-storey extension at first floor level and associated elevation alterations associated with existing Synagogue use (D1 use class) (Tim Wild 0208 356 8253)

The Clapton CAAC has no objection to the proposal and notes that if well implemented, is likely to improve the current clutter.

 

2016/4136 56 Alkham Road Hackney LONDON N16 6XF Enlargement of existing basement to create an additional residential unit (C3) and associated front and rear lightwells. (Nick Bovaird 0208 356 8291)

We note this application is outside, albeit adjacent to the Conservation Area. However we also note the proposal seeks to introduce a basement extension in a housing stock type where there are presently none established, contrary to paragraphs 4.2 and 4.4 of the Residential Extensions SPD.

The Clapton CAAC welcomes the reinstated bonnet cap and find the proposed front elevation good and rear dormer acceptable. However the layout of flays is clumsy and unsatisfactory, and leads to the rear garden access arrangements being ungainly and unworkable.

 

2016/4489 20 Maury Road, N16 7BP Replacement of existing timber-framed windows on the front elevation with double-glazed UPVC-framed windows (Sissi Yang 02083561352)

The Clapton CAAC objects to the replacement of timber framed windows with UPVC. Windows should be replaced on a like-for-like basis, in line with the Residential Extensions SPD.
