The Clapton CAAC has no objection to the scheme, which improves on the unlawful development, though notes the exceptionally poor quality of the drawings.

The Clapton CAAC is puzzled by the Walsingham Rd precedents cited and feels there are of no help in assessing this application. This will be the first roof extension on the terrace, which benefits from retaining its original roofline. The provided section depicts a much deeper parapet than apparently exists, so if the proposal is to be granted, officers must verify the drawings and confirm the dormer will, in fact, be invisible from the opposite footpath.

The Clapton CAAC has no objection to the scheme in principle though has some difficulty rationalising the primary elevation. However we recognise as a design matter it comes down to a subjective judgment as to whether the treatment responds appropriately to the surroundings. The Clapton CAAC intends to make a further review of the proposal and may make further comment in the near future.

The Clapton CAAC has no objection provided a suitable material for the air brick is secured or the matter is reserved.

The Clapton CAAC feels the proposal suffers from a poor elevation treatment. To be successful the scheme must enhance the public realm and enliven the street scene. There is no detail in the elevation that supports that objective. Without a specific tenant or use in mind, it is hard to imagine that the enlarged double unit will be a viable commercial proposition. To safeguard the commercial element, a revised design should include some flexibility to return the commercial space to two separate units.
