We have no objection to this application. However, rather than install a second casement window to the rear elevation, we wonder whether the applicant might take this opportunity to install sash windows which would be more appropriate to the property.
2016/4295 134 De Beauvoir Road Hackney LONDON N1 4DJ Replacement/renewal of existing timber frame windows and doors with timber frame windows and doors including restoration of existing plaster parapet in the front elevation of the property. (Raymond Okot 020 8356 8080)
There are several styles of plaster window surrounds on the neighbouring properties. The applicant appears to have chosen the simplest style, though whether this is original is a matter of conjecture. We have no objection to the application but would ask that the planning officer satisfies himself that the replacement windows are truly like for like.

We are concerned that the introduction of metal balustrading is out of keeping with the original building. We feel that it would be better to raise the parapet in brickwork. We are also concerned that the introduction of the door in a different style jars against the windows. We would rather see the windows in the matching style to the door with a central mullion.

We object to this application on the grounds that it proposes substandard accommodation. At 30 sq m each flat has substantially less than the required minimum space for one person.
2016/3104 408 Kingsland Road Hackney E8 4AA Erection of mansard roof extension to provide additional bedroom and form a two bedroom flat (Micheal Garvey 020 8356 8053)
The applicant incorrectly states in the Design and Access Statement that the property does not lie within any designated Conservation Area. This is a poor application with insufficient drawings to illustrate, for example, the first floor proposals. Should the planning officer feel inclined to grant this application we would like to see the mansard roof match those of the adjoining properties at 410 and 412 Kingsland Road.

We have no objection to the proposed frontage. However we are seriously concerned about the plans for the rear. The drawings show a large number of tables and seating for sixty people in the garden alone. While a ‘throughfare’ is labelled the plans do not show whether there is a means of escape to the rear of the property. With this number of people outside and extended opening hours the noise will present a considerable problem to the neighbours above and to the sides.

We have no objection to this application but would ask the planning officer to ensure that the proposed windows exactly match the existing. On the illustration P5 sections AA and BB show 18 mm glazing whereas the Design and Access statement refers to 24mm double glazing. We are concerned that there may be other discrepancies.

We have some concerns about the Building Regulation Notes and would ask that the Listed Building Conservation Officer looks at these, for example the sections on flooring and skirting and fireplaces and surrounds. It should be clarified exactly where timber flooring and skirting is to be replaced by vinyl, it might be appropriate in the en-suite but it is not acceptable in the rest of the house. A late Victorian fireplace timber surround has been recommended as in keeping with the period of the building but we understand that the property is Georgian when a very different style of fireplace would be found.

The applicant states in the Design and Access statement that they will seek to mirror the existing windows. We urge the planning officer to ensure that the replacement windows are like for like. The drawing from the company providing the windows appears at odds with the windows in the proposed elevation and this is a matter of great concern.
