No objection. As the total area to be paved under and outside the proposed building is quite large, we would ask that the paved area outside the building should be laid with a permeable surface to allow drainage.

No objection, but we are concerned about the potential loss of light to the neighbour’s ground floor window, and would suggest that the planning officer visit to judge the impact of the proposal.

 

2016/3808 15 Balls Pond Road N1 4AX Retropsective Planning Permission for the retention of a first floor outbuilding to the rear of the existing building. (Alix Hauser 020 8356 6377)

We object to this application. The proposal for the creation of a fire escape to a wooden shed on the first floor (which cannot be accessed from the back of the building) does not make for a sensible safety rationale. Aside from this, building a wooden shed on the first floor does not fall within what is acceptable in a Conservation Area.

 

2016/3411 65 Buckingham Road N1 4JG Replacement of single glazed timber windows with double glazed timber windows on all elevations. (Alix Hauser 020 8356 6377)

No objection. We would however ask that the proposed windows in the side extension at the rear should all have the same fenestration; preferably one-over-one sashes (see the proposed top side extension window). We would also note that on the two Sections, casement windows and French doors are indicated, but these do not appear on the plans. We are particularly concerned that the Planning Officer should check on the quality of the replacement windows, given that Circle 33’s work in the area has not always been of the highest standard.

 

2016/3779 7-13 Cottons Gardens E2 8DN Replacement of three windows to the front elevation and erection of balcony and ladder at second floor level to the rear elevation. (Alix Hauser 020 8356 6377)

No objection to the proposed replacement of the three windows to the front elevation, which will be a great improvement. We object to the proposed balcony. There are other ways to clear gutters without building a balcony, which breaks the harmony of the rear façade of this fine building.

We strongly object to this application, which will in effect be for the demolition of the Victorian buildings, which are subsumed within the newer building. The proposed building is also overbearing, and lacking any interest or character. This does not enhance the Conservation Area, and in fact contributes to the canyonisation of the Kingsland Road. The existing rooflines create a stepping down of levels from south to north, whereas this will create an abrupt step down to a two-storey building.

We object to this proposal. We do not support roof terraces in the Conservation Area because of issues of overlooking and invasion of privacy, and the potential for noisy gatherings at bedroom level. We do not object to the replacement of the UPVC windows.
