We object to this application. We are concerned that the drawings are unclear, with no measurements. The windows on the proposed front elevation are not consistent between the plans and elevations. The windows on the proposed front elevation appear to face directly into the parapet, and are extremely close to it . The elevations drawings appear to show that the ceiling height in the proposed 3rdfloor is too low to allow for the required head height given the need for insulation. The full width structure 144 Culford Rd (2010/0767) referred to in the Design and Access statement is not in fact a full width extension but an upstand disguising a partial extension.

We are concerned that the brickwork is not specified, and we would like to see that the same brick is used as that used for the original houses. As the side walls of the extension will form the party walls, we feel that the north-facing façade should also be brick rather than rendered, which would minimise the visual impact from neighbouring gardens. NB a party wall agreement will be needed.

No objection. However we are curious about the permanent works referred to in section 4.6 of the Design and Access statement and would like the Planning Department to let us know what they comprise.

No objection. However we would point out that, contrary to information supplied in the Design and Access Statement, this building is in the Kingsland Conservation Area.

We strongly object to this application. This is a clear case of overdevelopment, added to which there is an overlooking issue given proximity to the existing buildings. There appears to be no other fire exit other than through the building on the Kingsland Rd.

The existing back elevation of Brewster House is much less consistent and balanced than the front, and we are concerned that the proposed additions should contribute to creating balance rather than adding to inconsistency. Therefore regarding the extension at basement level, we feel that the window should be a little narrower, in order to match the width of the existing window on the floor above. We object to the velux rooflight and dormer, and therefore to the room in the roof.

We are puzzled as to why the window in the proposed front elevation of the basement extension to the left is not to be dropped to match the level of the window in the existing building. If left in its current place, once the extension is dug down, the window will both be at too high a level, and will remain out of balance with the original part of the house. The fenestration of the rear elevation of the east side extension is visually at odds with the rest of the house, and we strongly object to this part of the proposal, which could be much more attractive. The bedroom in the east side extension appears not to be quite at the same level as the rest of the (original) basement level, which would seem to mitigate against the purpose of creating one level living space. The materials to be used in order to make good the boundary wall where the doorway is to be moved should be consistent with the original.

We strongly object to this application. The constraints on the space and placing available result in a mean little building, and its design does nothing to enhance the Conservation Area.

In this run of buildings, the original and predominant style of fenestration is 3 over 3 (as seen in No.150). We therefore feel that, as the windows in the front elevation of this house are to be replaced anyway, they should be returned to this arrangement. We would ask that the Planning Officer ensures that the detailing of the windows is executed appropriately to the Conservation Area.
