We have no objection to the proposals, but the applicant should be required to provide additional lighting, attached to their premises, for the public passage way alongside.
2017/2741 & 2017/2774 107-109 Stoke Newington Church Street N16 0UD Change of use of first and second floors from ancillary storage space for retail unit (Use Class A1) to 2x 3 bedroom HMOs (Use Class C4) with shared kitchen and bathroom facilities; changes to shopfront and provision of new residential entrance to 109; demolition of two existing outbuildings to rear of No.107 and erection of roof over rear yard to extend retail premises; elevational changes to include new second floor windows and relocation of pipework. We object to the proposals for the following reasons:
- The arguments for removing many of the original and antique features is not well made.
- The property is of high historic and architectural significance and we do not feel this status is compatible with HMO use; in particular the intensity of internal work necessary to make such a use work from amentiy and building regulation points of view.
- There is insufficeint detail in the drawings to assure the quality of the works.
2017/4278 155 Stoke Newington High Street N16 0NY Variation of condition 2 (plans) of planning permission 2014/3380 for "Erection of a two storey, two bedroom dwellinghouse". The effect of the variation is to change the roof form. (Nick Bovaird 0208 356 8291)
We object to the proposals for the following reasons:
- We lament the poor quality of the as-built scheme which fails to achieve the ambitions of the well-designed approved scheme.
- We note the build quality is extremely poor (as illustrated by the applicant) and will likely lead to some significant building defects.
- We note there are no applications listed to discharge the pre-commencement conditions of the approved scheme, which has no doubt has contributed to the dire situation the applicant finds themselves in.
