Stoke Newington CAAC August 2018
Planning Applications for Stoke Newington CAAC Monday 13 August 2018
2018/2742 18 Edwards Lane N16 0JJ Single storey side/rear extension (Kim Aukett 020 8356 4740)
We have no objection to the proposals.
2018/1632 180 Stoke Newington Church Street N16 0JL The installation of an ATM within the shopfront; the installation of external lighting (4no. spotlights); and, alterations to the existing shopfront including the installation of a stall-riser and timber framed windows and entrance door. (Saskia Wilson 020 8356 1804)
We commend the improvement to the shopfront and have no objection to the ATM on the proviso that further detailed drawings are provided and they explicitly do not incorporate bright internal illumination nor halo lighting around the ATM.
2018/1421 12 Stoke Newington Church Street N16 0LU Alteration to shopfront for new access to shop; new dutch mobile canopy to front/side (Jeni Cowan 020 8356 1371)
We object to the fixed dutch-style canopy which is not of a style in-keeping with the streetscape, or Conservation Area and is explicitly prohibited on p11 of the Shopfront Design Guide. We note the application is a poor design which fails to take the opportunity to improve the shopfront and Conservation Area generally, and in particular to reduce the scale of the fascia to nearer those in the Design Guide and historic streetscape. Finally we note it is not clear where the sliding door sits when open and suggest further details are secured.
2018/2531 42 Stoke Newington Church Street N16 0LU Replacement of existing fascia with new wooden fascia to be externally illuminated by three downlights, replacment of existing projecting sign and replacement of existing awning. (Saskia Wilson 020 8356 1804)
The provided drawings are insufficiently detailed to allow us to comment on the scale and proportion of the proposed design elements - in particular the stall-risers. Additionally the applicant has failed to take the opportunity to improve the shopfront by raising the fascia and canopy to be in line with neighbour to the west. Finally we object to internal illumination of the projecting sign which is contrary to policy and the Shopfront Design Guide.
2018/1956 Anita House Wilmer Place N16 0LY Erection of front balcony to first floor; erection of external stair to northern elevation; erection of entrance ramp to southern elevation; creation of two ground floor external nursery play areas; erection of storage and bin stores; elevational alterations to include new rooflights and replacement fenestration. (Nick Bovaird 0208 356 8291)
We object to these poor quality proposals which are not worthy of the Conservation Area in which they sit andsubstantially harm the primary (east) elevation of the property by failing to respect its character and demoting it to a hidden side elevation. In effect the proposal moves the primary activity to the south side elevation which is not suitable for the purpose and lacks the defensible space in front of it to support the level of activity proposed. The proposed bin and pram store are particularly primitive and of poor quality. The fire exit on the elevation to the north fails to consider future development of the car park and creates overlooking into the seclusion of Abney Park Cemetery. In practical terms there is nothing to prevent the staircase being used regularly by staff as an entrance, nor as a terrace or smoking area.
2018/1946 Flat C 167 Stoke Newington High Street N16 0NY Variation of Condition 2 (Plans) of planning permission 2017/2881 dated 12/09/2017 for "Erection of raised main roof profile (increase pitch of front slope and raise ridge height); installation of two roof lights to new main front roof slope; erection of mansard-style extension to main rear roof incorporating two dormers and a roof light". The effect of the changes would be to raise the existing chimney stacks and to reflect the existing building more accurately on the drawings. (Nick Bovaird 0208 356 8291)
The proposed variation reinforces our objection to the substantive application in which we highlighted the impracticality of the proposal.
2018/2187 20 Woodlea Road N16 0TH Retrospective erection of a cycle store in front garden (Danny Huber 020 8356 1453)
Broadly we have no objection to the proposal but would prefer it to be in-keeping with adjacent cycle store (particularly from the front elevation of the house).
2018/2222 127 Stoke Newington Church Street N16 0UH Change of use from A1 (Retail) to Sui Generis (Nail Bar). (Saskia Wilson 020 8356 1804)
We suggest the applicant is reminded that advertising consent will be needed to make any changes to the shopfront which are necessary to implement the change of use proposed.
2018/2743 73 Allerton Road N16 5UF Non material amendment to application 2017/1114 dated 18/05/2017. Amendment would involve changing the glazing pattern on the rear elevation of the dormer window and the rear elevation. (Sally Fraser 020 8356 4791)
We have no objection to the proposals.
2018/2230 First floor flat 188 A Stoke Newington High Street N16 7JD Erection of a proposed loft extension to provide additional living space, two rear roof dormer windows and a front roof light (Kim Aukett 020 8356 4740)
We have no objection to the proposals.
2018/2445 4 A Brooke Road N16 7LS Variation of condition 2 (hours) in relation to planning permission North/197/98/FP dated 21/9/1998. The hours are currently 8am-11pm (Monday-Sunday). The variation would allow the hours to be extended to be in line with the licensing hours, which are 8am-11pm (Sunday-Wednesday), 8am-1am (Thursday-Saturday). (Jeni Cowan 020 8356 1371)
We have no objection to the proposals.
