Kingsland CAAC March 2024

Planning Applications for Kingsland CAAC meeting for March 2024

2024/0059 303 Queensbridge Road, E8 3LX Two storey upward extension over existing residential block comprising 2 No. two bedroom 3 person flats, each with private amenity space, including works to refuse store. Prior approval - new dwellings (Erin Glancy)

2024/0082 Jungle Fruits, 584 Kingsland Road, E8 4AH Retrospective installation of non-illuminated fascia sign. Advertisement Consent (Jonathan Bainbridge)

We appreciate the overall aesthetic but are concerned at the precedent set by this projecting sign.

2024/0344 588-592 Kingsland Road, E8 4AH Erection of a traditional mansard roof extension to accommodate 1 x 1-bedroom dwelling, together with the provision of refuse and recycling storage and cycle storage. Listed Building Consent (Laurence Ackrill)

We stronly object to this application. The arguments presented for this development namely: ensuring preservation of a listed building in dire need of maintenance, achieving the financial viability necessary to support the works and addressing the housing crisis with high quality new accommodation do not justify the removal of the historic fabric of the building.

2023/2472 477 Kingsland Road, E8 4AU Proposed works: The replacement of the existing timber sash windows with double glazed uPVC sash units. Full Planning Permission (Jessica Neeve)

We object to the use of uPVC which is not an appropriate material for the Conservation Area. All the houses in De Beauvoir Terrace, of which this is the most northerly property, have timber framed sash windows.

2024/0171 70a Middleton Road, E8 4BP Retention of Bicycle store with integrated planters to front elevation Householder Planning (Micheal Garvey)

2024/0128 10 Albion Square, E8 4ES Proposed works to the existing front door steps. This will include: scalping existing surfaces adding waterproof membrane on waterproof cement laying lime mortar and full-length 40mm bullnose treads and risers made from York stone railings on the one plinth to be cut down by 12mm, the penetrating gaps filled in and around the railings resurfaced with waterproof cement both plinths on either side of the stairs to be repainted Householder Planning (Jonathan Bainbridge)

We have no objection to this application. However we note that it is proposed to install new bifold doors at the rear but these are not mentioned in the application description. We failed to find the rationale for the reduction of the railings by 12mm which is referred to in the application description but not in the documents or on the drawings.

2024/0206 66 Southgate Road, N1 3JF Lowering of rear garden terrace and changes to the fenestration of the dwellinghouse; new doors to the existing shed, as well as lowering the floor level of the shed. Householder Planning (Livi Whyte)

We have some concerns about this application. It appears that, in addition to lowering the floor level of the shed and the rear garden terrace, the applicant proposes to reduce the level of the lower ground floor by 300mm. There is no indication that structural engineers have been consulted about the effects of these proposals on the integrity of the building. We also think that the proposed French doors are too wide and that it would be preferable to retain the width of the existing window for the new doors..

2024/0281 75 Balls Pond Road, N1 4BW The replacement of existing windows on the front elevation with new single-glazed units ; and the replacement of existing windows on the rear elevation with double glazed units. Listed Building Consent (Micheal Garvey)

We have no objection but we are surprised that the applicant is not taking the opportunity to install double glazing on the front elevation. The existing sashes are not original and Hackney has permitted the installation of double glazed windows on listed buildings elsewhere in the Conservation Area.

2024/0124 99 Tottenham Road, N1 4EA Replacement of existing single glazed timber framed windows with double glazed timber frame windows; replacement roof tiles and rooflight Householder Planning (Matthew Hollins)

We object to this application as presented. There is no consistency between the style of the windows shown in the Design and Access statement, the detailed drawings and the photographs of the existing windows. We think that window GW01 should also be replaced in the correct style. The application is lacking detailed drawings of the six over six paned windows at the rear. We trust that the applicant will use lime mortar for the repairs to the parapet and the repointing of the brickwork.

2024/0323 22 Northchurch Terrace, N1 4EG erection of a single storey rear extension replacement timber screen to side of front elevation new bin store, secure bicycle stand, electric charging point and swift box new front door, replacement of ground floor rear sash window with double glazed and replacement of 2 casement windows at rear with double glazed sash new metal stairs for rear access, garden shed and air source heat pump in side passage york stone to front path and steps new obscured glazed window and new door at lower ground level in flank wall Householder Planning (Micheal Garvey)

We think that the proposed timber screen is too high and would like to see the existing height maintained. The air source heat pump should not be located on the boundary wall. The height of the proposed rear extension compromises the upper ground floor windows and we question whether the roof of the extension needs to be so high.

2024/0343 588-592 Kingsland Road, E8 4AH Erection of a traditional mansard roof extension to accommodate 1 x 1-bedroom dwelling, together with the provision of refuse and recycling storage and cycle storage. Full Planning Permission

We stronly object to this application. The arguments presented for this development namely: ensuring preservation of a listed building in dire need of maintenance, achieving the financial viability necessary to support the works and addressing the housing crisis with high quality new accommodation do not justify the removal of the historic fabric of the building.
