The Clapton CAAC has no objection and welcomes the removal of the unauthorised development.

 

2016/2955 46 Clarence Road and 35 Clarence Mews Hackney E5 8HB Single storey roof extension to create additional residential unit (Raymond Okot 020 8356 8080)

Given the eclectic nature of the extant extensions in the immediate vicinity, the Clapton CAAC has no objection.

 

2016/3484 11 Kenmure Road E8 1JU Erection of a rear roof dormer extension and installation of two roof lights to the front roof slope (Toyin Omodara 0208 356 8095)

The Clapton CAAC is confused as to what is proposed for the rear fenestration. The application form describes timber sash windows but the plans imply a floor to ceiling french or bifold door. Subject to clarification through additional drawings, the proposal is otherwise acceptable.

 

2016/3410 27B Belfast Road N16 6UN Erection of two storey roof extension and external amenity terraces to be used for for 'co-working' and 'co-living' accommodation (live/work unit). (Catherine Slade 020 8356 8056)

The proposed two storey addition to what is already the tallest building in the immediate area, is excessive over-development and out-of-scale with the host building. Additionally the design is particularly poor and arbitrary, making no reference to either the host building or the context.

 

The existing building, Campbell Works, although probably subject to minor post-war repair and alteration, is clearly a valuable undesignated heritage asset and a heritage assessment is needed. Such an assessment may well lead the applicant to a more appropriate and sympathetic design.

 

On the principle of development the concept of co-working is interesting and potentially acceptable if it leads to affordable work and living space, but the layout does not convincing support such a use. The six-ouble bed units share scant kitchen and living space, and give little confidence that the unit will be used as proposed.

The Clapton CAAC objects to the proposed casement windows, but would find timber sash windows, similar to those at the ground floor, acceptable.

The Clapton CAAC objects to the proposal which has no architectural merit and destroys the last vestiges of the group of three houses which have survived in form in the block immediately to the south of Gilda Crescent.

 

2016/2933 Cedra Court Cazenove Road LONDON N16 6AT Erection of part single/part two storey extension at main roof level to create 8 x 4 bedroom flats, new bin enclosures, secure cycle storage, landscape enhancement at ground floor level, demolition of existing garages and provision of new parking layout. This proposal solves few of the problems of the withdrawn 2015 scheme which proposed an overscaled mass that dominates the principal elevation - particularly from the public footpath. The setback is modest to the point of being negligible. The long view from Cazenove Road foreshortens the perspective and the set back becomes all but invisible.

The Clapton CAAC has no objection if the internal illumination (in particular the blue 'halo' lighting) is omitted.

The Clapton CAAC would have no objection if the front rooflights are flush and limited to the two on the primary roof slope. The two on the front gable should be omitted. The rear dormer must be lowered below the ridge and not slope upwards to rise above it.

Although the application is clearly and attempt to create a distinct living space in basement (and recommend the application is assessed in those terms), the Clapton CAAC has no objection.
