The Clapton CAAC has no objection to the dorner nor the scale of the infill extension but feel the fenestrations of the extension are chaotic and could be significantly improved..

The Clapton CAAC has no objection to the proposal. However we note the considerable disconnection between the upper flat and its garden which will likely lead to neglect.
2018/4299 37 Kyverdale Road N16 7AB Erection of a rear roof extension at second floor level and insertion of rooflights within the front roof slope to faciltate the conversion from 2 self-contained units (2 x 4-bed) to 3 self-contained units (1 x 1-bed, 1 x 2-bed and 1 x 4-bed). The proposed layout seems utterly unworkable and substandard. The proposed front rooflights will number five - far in excess of the limit of two suggested by policy and should be resisted. The rear dormer is broadly acceptable in mass but somewhat basic in its proposed detail and finish, and should be improved.

The attempts to conceal the new dwelling at the rear are arduous and appear to be leading to an awkward layout and mediocre quality amenity. It strikes us there is a missed opportunity to address the street with a taller, modern, and more domestic building that integrates with the streetscape. We note the development description includes a "two storey extension...AND creation of a ... dwelling." In fact there appears to be no extension proposed to the existing dwelling.

The Clapton CAAC has no objection to the proposal but do not fully understand the proposed roof plan which could better describe the apparent articulation of the roof described in sections.

The Clapton CAAC has no objection to the proposal save for the obscured glass screen which is an inappropriate material for the Conservation Area and host building.

The Clapton CAAC has no objection to the proposal but would prefer separate glazed units with a genuine glazing bar instead of the stick-ons proposed.

No evidence is made public which means we have no opportunity to challenge the veracity (should it be needed) of the material that forms the basis of the application.

2018/4292 52 Brooke Road N16 7RX Variation of condition 2 (approved drawings) of planning permission 2016/1581 dated 02/11/2016 for "Loft extension including raising of ridge height and introduction of 4No. rear dormers and 3No. roof lights to facilitate introduction of additional residential unit" The effect of the changes would be to increase the height of the roof, to increase the size of a rear domer, to reduce the size of Flat 3 on the second floor in order to accommodate a new stair and to change the materiality of the dormer roof extensions to slate. What looks to be a modest discrepancy from the approved plans on the drawn elevation is significantly more visible and apparent in reality. The raised eaves are substantially above the neighbouring property and the poor quality brick, without any architectural detail or window headers, gives the Brooke Road elevation a top heavy appearance - particularly to the left of the central bay. It is ill-proportioned and crude, and harms the appearance of the Conservation Area at this important junction.
