2023/1362 134 Southgate Road, N1 3HX The creation of a new paved path and car parking area in the front yard; replacement of the windows on the front elevations; the installation of a new front door; and installation of a bin shed. Householder Planning (Jessica Neeve)

We object to this application. The proposed pVC windows are not acceptable in the Conservation Area. This house is one of a pair and the replacement windows should follow the existing pattern. There is no Design and Access statement to explain the reasoning behind the proposed works to the area in front of the property. The paved walkway and the herringbone beige paving, which is not shown on the plan, will create surface water run-off which is undesirable.

 

2023/1349 23 Buckingham Road, N1 4DG Replacement of six windows on front elevation with vacuum glazed timber windows. Householder Planning (Gerard Livett)

We object to this application. The applicant should consider installing 14mm Slimline Heritage glazing which does allow for integral glazing bars of 22mm. One of the concerns about non-integral glazing bars is that the adhesive fails as can be seen on several properties in De Beauvoir. We note that the windows C and D have been drawn incorrectly on both the existing and proposed front elevations.

We have no objection to this application but we would like to see modulation in the elevation so that it matches that of No 27, the villa's pair, rather than No 23. It would have been helpful if the other half of the semidetatched pair had been shown in the drawing.

 

2023/1318 105 Culford Road, N1 4HL Erection of a single-storey rear extension (AMENDED) Householder Planning (Thomas Russell)

We object to this application. The depth of the proposed extension is greater than that of the typical rear extension in the Conservation Area. According to the De Beauvoir Design Guide rear extensions have historically been built to a maximum depth of 4m. The glass doors as shown on the proposed rear elevation appear oversized and do not match those on the proposed section AA. We are concerned about the effect of the extension at upper ground floor level on the light levels received by the window of the neighbouring house No 107. If the PLanning Officer is minded to grant this application the window in this extension should be six panes over six to match those in the existing house.
