We have no objection to this application. However we would like to see the entrance to the flats to be a traditional four panel door, without the integral fanlight, in keeping with the Victorian architecture.

 

2016/3623 418 Kingsland Road LONDON E8 4AA Change of use of upper floors from B1 (office) and C3 (residential) to sui generis use to provide a house of multiple occupation consisting of 7 x rooms; Erection of a single-storey rear extension at second floor level. (Gerard Livett 020 8356 8398)

We object to this application principally on the grounds that there is poor provision of kitchen accommodation. With nine separate rooms there will be at least that number of residents who will want to use the two small kitchens at much the same time.

 

2016/3697 Flat Basement and Grd Flr 111 Mortimer Road N1 4JY Replacement timber shopfront and side door (Toyin Omodara 0208 356 8095)

We are concerned about this application. There would appear to be a habitable room in the basement with no source of natural light at present. So the lower bank of glazing, which may be below the raised ground floor level, is presumably to address this problem. However the plans are not helpful and there are no sections to aid understanding of the situation. The replacement timber shopfront is markedly different from the 1970’s original and the proportions of the proposed door and the fanlight are not in harmony with the adjacent windows.

We don’t object to the proposed works, however we are concerned at the lack of quality control in the submitted documents. This Grade II listed property is part of one of the few remaining Georgian terraces in the Kingsland Conservation Area and possibly in Hackney. The Heritage statement is meaningless. There is insufficient detail in the attached quotation for repair of the existing glazing and this raises the question as to whether decisions will be made on site by the client or his contractors who may not have experience of restoring a building of this type. We therefore ask that the Conservation and Listed Buildings Officer keeps a very close eye on this important building.

 

2016/3466 109A Tottenham Road N1 4EA Retrospective demolition of the building, behind the retained fa?ade, and erection of a new part single, part two storey, plus roof level accommodation building to provide a self-contained dwelling (use class C3), together with front boundary wall replacement and creation of a bin store in the front garden. We regret that demolition has occurred. However we feel that now it is important to preserve what remains of the original property and proceed with rebuilding the house as consented without further delay. An additional application 2016/0978, which is still under consideration by the Planning Department, requested lowering of the sills to the front façade. We consider that in light of recent events we would like to see the front elevation retained without further alteration. We also regret demolition of the front garden wall which was a period feature often found associated with similar Edwardian properties.
