Installation of 1 air conditioning unit (measuring 0.7m x 0.9m) on the ground floor level (4.5m above ground level) of the property facing Regent's Canal.

We have no objection, provided that there isn't any noise affecting the flat above to the right hand side.

Submission of details pursuant to Condition 3 (materials) attached to planning permission ref. 2014/2280 dated 10/09/2014.

We are not party to seeing the actual materials and so feel we cannot comment.

Double sided freestanding advertisement with 2 x digital screens within footprint of TfL bus shelter.

We have no objection as long as the screens will be used only for static images, rather than film, which we feel could be distracting to drivers. We also feel that a dynamic screen at night would have an unpleasant impact on residences nearby, and for pedestrians on the street, and constitutes unwanted visual clutter. It would also appear that seating has been reduced, which we regret.

The junction of Kingsland Rd and Lee Street is already a slightly dangerous one, and there are now many children from the school opposite using this area. (NB also potentially from the proposed new primary school on the fire station site) A solid end to the bus shelter (as opposed to clear glass) makes driver awareness of what is happening at the junction slightly more difficult.

 

2016/3083 at 502 Kingsland Road E8 4AE. Planning Officer Micheal Garvey.

Erection of two storey roof extension; new shopfront; replacement of windows and change of use to a retail unit at ground floor level (use Class A1) and three self contained dwellings (use class C3) comprising 2 x 1 bed and 1 x 2 bed units.

We are glad to see that the current application has included brick arches over the windows, and a more attractive shop front. However, we feel that the proposed mansard roof provides so little space within which an adult could stand that the one room in the mansard is sub-standard accommodation. The mezzanine also compromises space on the floor below. We therefore object to the application, and feel that the applicant should abide by the 2015/1949 granted application.

 

2016/1255 at 505A Kingsland Road E8 4AU. Planning officer Toyin Omodara

Change of use of first and second floor from retail (use class A1) to residential (use class C3) and erection of a mansard roof extension to provide 2 residential dwellings (1 x studio & 1 x 2 bedroom)

No objection.

 

2016/2787 and 2016/2800 at All Saints Vicarage, 1 Livermore Road E8 4EZ. Planning Officer Gerard Livett.

Creation of an independent C3 residential unit at lower ground floor level. Internal and external alterations including removal of internal access staircase, formation of a new window, formation of a light well, enlargement of existing light well, removal of internal walls, infilling of openings.

We regret the lack of drawings for the proposed windows which, once the light wells have been increased in size, will in fact be quite visible and will affect the façade of the building.

We feel that the Heritage Statement is insufficient in detail, but hope that overall, the Listed Buildings Officer will ensure that appropriate standards are met.

 

2016/3150 at 81 Mortimer Road N1 5AR. Planning Officer Raymond Okot.

Demolition of existing single storey ground floor rear conservatory and erection of a replacement single-storey ground floor full-width rear extension.

No objection.

Incidentally, we would like to ask that the large bike cabinet in the front garden (which we are not aware has planning permission) should be masked from the road with planting.

 

2016/3062 at 27 Northchurch Road N1 4ED. Planning Officer Toyin Omodara.

Alterations including lowering of lower ground floor level, erection of a lower ground floor rear extension with roof access, replacement of windows, replacement of roof slates, installation of a roof light, front elevational alterations, internal re-configuration, entrance gate alterations and landscaping alterations.

No objections to the internal alterations. However, it is unclear how the applicant has chosen the proposed profiles for skirting boards and mouldings (based on nearby houses?), and we would ask the Conservation Officer to ensure that the final choice is actually appropriate to this house.

We are concerned that the proposed door onto the sedum roof might eventually attract use of the area as a roof terrace, which would be inappropriate. We would prefer to see the window retained.

There are no plans or written details for the entrance gate alterations and the landscape alterations, so we cannot comment on these.

Erection of a lower ground floor rear extension, replacement of windows, installation of a roof light, front elevational alterations, entrance gate alterations and landscape alterations.

2016/3111 at Tuscany Wharf 4B Orsman Road N1 5QJ. Planning Officer Raymond Okot.

Removal of existing fire escape landing and installation of new black iron style balcony.

The proposed rear elevation shows a larger balcony than the plan, with a 3m discrepancy in the length of the balcony between the two drawings. We feel that the larger balcony is more in proportion to the building.

There is no Design and Access Statement, so it is not clear why this work is being proposed.
