2020/0085 13 Northwold Road N16 7HL Commercial prior notification application for the change in use of the ground floor and lower ground floor from Use Class A1 (retail) to Use Class A3 (Residential) (Raymond Okot 020 8356 8080)
This is effectively a resubmission of the refused 2019/3570 and our comments continue to apply: We are very wary of ability of the applicant to implement this use satisfactorily without further development changes and the likelihood of ending up with a frontage as poor as the (unauthorised) conversions opposite. We urge officers to use the utmost caution in determining this notification.
2020/0318 254 Albion Road N16 9JP Installation of photo-voltaic panels to the roof of the property (Kim Aukett 020 8356 4740)
We have no objection to the proposals.
2019/3692 179 Stoke Newington Church Street N16 0UL Listed Building Consent for internal and external amendments associated with full planning permission 2018/0725 for "Excavation of basement with rear lightwell to provide a residential unit; erection of a lower ground floor and ground floor extension; insertion of new shopfront; change of use from restaurant (Use Class A3) to a flexible commercial use in Use Classes A1, A2 or A3 at ground floor; change of use from HMO (Use Class C4) at first and second floors to provide two separate residential units; elevational changes including new fenestration and removal of render finish". It is not clear why the applicant is submitting a new Listed Building Consent associated with the consented Full Planning Permission, rather than discharging the conditions in the extant LBC. In so far as this application fleshes out the listed building matters in the consented FPP we are happy to leave it to Conservation Officers. If this attempts to modify the FPP then we would require a new application which sets out the changes.
2020/0332 178 Stoke Newington Church Street N16 0JL Part conversion of ground floor from residential (C3) to restaurant use (A3). Reconfiguration of existing flat above, with rear 1st floor closet wing extension, formation of roof terrace and sscreening, and alterations to closet wing fenestration. (Kim Aukett 020 8356 4740)
We have no objection to the proposals. Though we wish to draw officer's attention to the fact that neither this nor it's predecessor 2019/3999 were brought to the attention of the CAAC and were found quite by chance. The previous scheme has been granted and we urge officers to exploit the existence of a new application to ensure it is correctly consulted upon.
