2018/0145 and 2018/0151 25 Albion Square E8 4ES Erection of single-storey lower ground floor rear extension including installation of metal canopy and replacement of rear door with window. (Alix Hauser 020 8356 6377)
We have no objection to this application. However with regard to the replacement of the door in the rear elevation with a window, we feel that this should be a margin-bar window, as seen in the original door.
2018/0210 47 Buckingham Road N1 4JG Erection of part single/part two storey rear and side extension. (Louise Smith 0208 356 8061)
We object to several aspects of this application. The De Beauvoir Design Guide requires that side extensions should follow the style of the main house, and should be subordinate to it. This proposal does not do this, and as the house is one of a pair, this proposal is particularly jarring. We also feel that the set-back of the side extension should remain the same as that of the paired house. We think that the proposed 2 storey rear extension is too overbearing, and should be no more than half the width of the existing house. This again is not in the spirit of the Conservation Area. Although we are happy to see good modern design in rear extensions, we are not convinced that the aesthetics of the proposed extension complement the house. We also object to the over-large rooflights on the grounds of light pollution.
2018/0379 35 Cremer Street E2 8HD Erection of 5 storey (plus basement) building with commercial at basement and ground and four residential units (4 x 2 bed flats), together with cycle parking and refuse/recycling facilities following demolition of existing vehicle repair shop. We object to this application. The proportions of the bin store are so narrow that access is going to be very awkward, and if only the end bins need to be removed, all will have to come out. The bike storage for the workspace requires that bikes are wheeled through the workspce which, once furniture is in place will be difficult and will introduce mud into the office. Generally rather mean proportions in these areas.
2017/3215 131 Culford Road N1 4HX Installation of new entrance ground and lower ground floor doors to front elevation of the property; Installation railings on the flat roof of the side addition. (Raymond Okot 020 8356 8080)
We feel that both proposed new doors should be in keeping with the original doors in Culford Road, which we think are four-panelled, without any glazing. There were no drawings of the proposed railings, so that we have no choice but to object to the application. Nearly half of the drawings online relate to a different application.
2018/0296 Flats 1 to 10 inclusive 71 Downham Road N1 5AF Use of property as 10 residential flats and associated external alterations to the previously approved scheme. (Louise Smith 0208 356 8061)
We would like to point out that the drawings of the consented scheme in 2005 show that the original portico on the Downham Road elevation of the building was to be retained. This would have been an asset to the rather sad streetscape of the road and we regret the subsequent demolition of the portico.
2018/0316 49 Englefield Road N1 4HJ Variation of condition 2 (development in accordance with approved plans) of planning permission ref 2014/2877 dated 15/12/2014 for the 'erection of single storey, plus basement, 2-bedroom self contained residential unit in the rear garden.' The effect of the variation would be to add a trellis to the garden wall, add an additional rooflight and change the design of approved rooflights. (Alix Hauser 020 8356 6377)
We strongly object to the proposed "trellis" (actually a fence) which will be very tall and will greatly affect the aethetics of the street and the handsome original wall. In the revisons to the original application, every effort was made to prevent the proposed building from projecting above the boundary wall, and the addition of the fence is a rather cynical effort to hide the two lanterns, thereby going against that original principle. We feel that the applicant should keep to the use of flush rooflights, thereby making the addition of the tall fence unnecessary.
2018/0501 4 Glebe Road E8 4BD Erection of extension at second floor level to create a three storey pitch roofed building and the reconfiguration of the first floor flat to a 3bedroom unit. (Liz Sullivan 020 8356 1667)
We would like to see the original glazed doorway on the first floor of the front elevation retained.

We object to this application. The proposed zinc cladding will butt up against the Corten Steel cladding of the neighbouring building, and we feel that these would not sit well together. The drawings for this application do not correctly represent 299-301 Haggerston Rd, where the windows are set behind a decorative Corten steel screen.

We object to this application. The proposed two storey rear extension is slightly too wide: the right hand side should be in line vertically with the right hand side of the existing modification to the original butterfly roof, and should be slightly higher, in order to match the extension of the adjacent building at No.68.

This is a very poor application: the drawing of the structure at roof level should appear on all elevations, and there is no Design and Access Statement. We feel that the application should be rejected until the necessary information is received.

We very strongly object to this application, on the basis of the proposed side extension, the proposed rear extension, and the proposed new windows in the roof. This is a case of considerable overdevelopment, and a total disregard for the aesthetics and scale of the original house.

We do not encourage the creation of roof terraces in the Conservation Area, for reasons of overlooking. However as this is already in existence, we feel that a suitable mitigation of this (non-permissioned) area would be to move the railings to where the vertical grey bar appears on the Roof map drawing. This would remove the railings from the edge of triangular section which abuts Mortimer Rd and Stamford Rd, minimising the view of railings from the street but still retaining a usable area of roof terrace.
