2020/0814 Land between James Anderson Court and 199 Kingsland Road E2 8AN Erection of part single, part two, part four storey building to provide 3 self-contained dwellings (use class C3) comprising 1 x 1, 1 x 2 , 1 x 3 bed units. (Micheal Garvey 020 8356 8053)

The proposal should respect the height of the locally listed terrace which it would abut. The windows on the front façade will project beyond the built line of the adjoining terrace and will affect the long views and historical setting. Some of the layouts look poor, for example the rear bin store located adjacent to a bedroom in the ground floor flat. There appears to be no access to maintain the planted roof. The long section ad017 PL2 (1) shows retail on the Kingsland Road frontage whereas the Ground Floor Plan indicates that this area is living space.

The proposed elevational treatment for the upper floors is an improvement. However the fenestration at ground floor does not complement the upper floors and gives a rather disjointed appearance to the façade.

 

2020/1446 2 A Forest Road E8 3BY Non material amendment to planning permission 2016/1354 dated 25/05/2017: in relation to increase in floorspace to basement and ground floor and reconfigure layouts on all floors; increase to upper floors; new windows to ground and first floor and alterations to windows and doors. The proposed Forest Road elevation appears visually cluttered at ground floor level and is more detrimental to the adjoining building and its setting. The reduced glazed balcony sited on the coping at fourth floor level looks odd.

 

2020/1682 58 Middleton Road E8 4BS Part single, part two storey rear extension at lower and upper ground level, creation of terrace at upper ground floor level and extension of the lower ground floor sunken terrace, with associated access from both upper and lower ground floor levels, into the rear garden. Alterations to front fenestration at lower ground floor level. (Claire Moore)

The landscape format of the proposed window at lower ground front looks at odds with the main façade and will affect the setting of it and the adjacent buildings. The examples shown in the Design and Access statement are from Albion Square where the houses are much larger. It is also unclear what type of window this would be as it looks too large to be a traditional sash. The proposed rear extension will create a larger roof terrace than the existing and this may result in greater overlooking of the neighbouring garden. Houses of this period do not have deep foundations and we have serious concerns about lowering the floor level by 700mm at lower ground floor level.

There is insufficient elevational information and we have some concerns about the stability of the proposed garden structures in a high wind.

 

2020/1601 2 Albion Square E8 4ES Removal of existing side extension and replace with new single storey side extension; New French doors to lower ground floor rear and new window to lower ground floor rear and new rear steps and replace handrail, new side window, new front gate, new front pendant light above front porch, removal of security bars to lower ground floor front. We have no objection in principle although perhaps the timber ledge and brace door to the side extension is a rather rustic addition to the elegance of the Square. However quite a few of the houses have a similar style of side gate. The trellis above appears rather incongruous.

 

2020/1603 2 Albion Square E8 4ES Internal changes to the Lower and Upper Ground Floors, a new rear opening with French doors and replacement of the side passage outbuilding. (Micheal Garvey 020 8356 8053)

We have no objection in principle but would prefer to see the replacement reception room doors in the original style without glass panelling.

 

2020/1634 42-56 Tottenham Road N1 4BZ Installation of 1x non illuminated fascia sign and 1x internally illuminated projecting sign. (Thomas Bertwistle 020 8356 2532)

The non-illuminated fascia sign should be located and sized so that it is not cut into by the large doorway as is currently proposed. We also question whether it is necessary for the projecting sign to be illuminated.

 

2019/4342 27 - 31 Downham Road N1 5AA Variation of condition 2 (development in accordance with approved plans) attached to planning permission ref 2016/2731 dated 22/09/2016 for "External alterations to ground floor front elevation, replacement and installation of new openings on west elevation and installation of solar panels, boiler flue and fan to the roof". The effects of the variation would comprise change to the waste storage, gas and electrical meter cupboard doors and erection of plant screening at roof level (Danny Huber 020 8356 1453)

No objection.

 

2020/1623 72 Downham Road N1 5BG Construction of rear extension at lower ground floor level, following the demolition of the existing rear closet wing and the addition of a new window on the rear elevation. Lowering of existing sunken terrace at front of property, creation of front access to lower ground floor from front garden and replacement of existing window with doors at lower ground floor level. Insertion of new railings to steps to existing front entrance and replacement of rear and front elevation windows. (Claire Moore)

We object to this application. The proposed new window on the rear elevation at raised ground level is out of proportion and should replicate the window directly above at first floor level. There are no details for the proposed railings to the front steps. The roof lights on the proposed new extension appear too high in profile and because of their size will generate light pollution. Measurements on the drawing of the replacement sash windows would have been helpful. We should prefer that the window at lower ground floor on the front elevation is not converted into a door.
