2018/0564 5 Defoe Road N16 0EP Installation of roller shutters on south elevation openings; no. 1 rooflight on front roof slope; cycle parking and street furniture on public accessway south of site; and extractor fan (Jeni Cowan 020 8356 1371)

We have no objection to the proposals but would prefer an open mesh shutter to the one proposed.

 

2018/0928 14 Queen Elizabeths Walk N16 0HX Erection of a single storey side/rear extension at the ground floor level. (Elliott Doumanis 020 8356 1804)

We object to the proposals which we find overbearing, not subservient to the host building and crude in appearance.

 

2018/0029 24-26 Stoke Newington Church Street N16 0LU Installation of 2no. internally illuminated aluminium panels with stainless steel letters and strips, meausring 1.72m in height, 3.43m in width and 0.03m in depth. (Jeni Cowan 020 8356 1371)

We find no drawings available for this application, but infer from the description that this is a is retrospective application to retain the existing fascia. If so we object to the internally illuminated signs which are contrary to the Shopfront Design Guide.

 

2018/0725 and 2018/0794 179 Stoke Newington Church Street N16 0UL Excavation of basement with rear lightwell to provide a residential unit; erection of a part single-storey, part two-storey rear extension at lower ground floor and ground floor levels; insertion of new shopfront; change of use from restaurant (Use Class A3) to a flexible commercial use in Use Classes A1, A2 or A3 at ground floor; change of use from HMO (Use Class C4) at first and second floors to provide two separate residential units; elevational changes including new fenestration and removal of render finish; provision of bin/cycle storage and associated landscaping and Listed Building Consent for internal and external amendments associated with full planning permission 2018/0725. We have no objection to the principle of the various proposed changes of use, however we do object to the other developments proposed on the following grounds:

  • The proposed extension harms the largely intact form of the Georgian rear elevation.
  • The overall quantity of development represents over-development and will harm, obliterate or diminish the fabric, form and layout of the original Georgian building.
  • There is insufficient detail for the Listed Building Consent application to evaluate the changes to the internal fabric and layout, but in any event, as described, they seem excessive and fail to respect the original building.
  • The proposals fail to take the opportunity to restore and improve the (presumed) late Victorian shopfront and to better distinguish the retail and residential elements.
  • The removal of the original Georgian brick piers at the ground floor front and back harm the original fabric.
  • The creation of a flat beneath the shopfloor is incompatible with the commercial use above it and risks harming the viability of any commercial operations which might affect the flat occupier's amenity.

 

2018/0656 First floor flat 188 A Stoke Newington High Street N16 7JD Erection of a proposed loft extension to provide additional living space and two rear roof dormer windows (Simon Chitre 020 8356 1445)

We have no objection to the proposals but note the roof is raised to the upper level of the ridge capping tiles and the drawings lack sufficient detail to show how doing so will preserve the appearance of the front elevation, and in particular the ridge capping detail.

 

2018/0246 148 Stoke Newington High Street N16 7JL Conversion of the existing two bedroom residential unit (at first and second floor level) into two units; erection of a first floor rear extension and erection of a mansard style roof extension to create an additional storey at third floor level. (Elliott Doumanis 020 8356 1804)

We object to the proposed mansard which the drawings show would be visible both from the street, in transverse and long views, and from the many buses in this stretch of the A10. We note with the immediate terrace, the butterfly roof forms are largely intact and this would harm that coherence. A larger set-back of the mansard from the front elevation may make the scheme acceptable, but it needs to be demonstrated.

 

2018/0419 and 2018/0458 Newington Green Unitarian Chapel 39 Newington Green N16 9PR Alterations to facades including introduction of signage supports; replacement roofing materials (including replacement of lead with copper to dome and replacement rooflights), joinery and rainwater goods (including repositioning of rainwater goods and repair and replacement of stone cills); introduction of roof hatch above chapel; introduction of access ramp to front elevation; excavation of basement extension and rear lightwell; installation of screen in rear garden; and associated external works; and Alterations to facades including introduction of signage supports; replacement roofing materials (including replacement of lead with copper to dome and replacement rooflights), joinery and rainwater goods (including repositioning of rainwater goods and repair and replacement of stone cills); introduction of roof hatch above chapel; introduction of access ramp to front elevation; excavation of basement extension and rear lightwell; installation of screen in rear garden; and internal works including internal repairs, renovations and reconfiguration to provide a new office space at gallery level; replacement stairway to basement; replacement W.C.s, kitchen and meeting spaces; replacement floors and lobby doors, installation of ramps within chapel and platform lift; removal of organ from gallery; installation of railings and adjustable pew rests at gallery level; and associated internal and external works. We have no objection to the proposals.
