Shoreditch CAAC August 2022

Planning Applications for Shoreditch CAAC meeting for August 2022

2022/1573 1 Principal Place Worship Street, EC2A 2BA Advertisement Consent for the installation and display of signage. Advertisement Consent (Erin Glancy)

The site is located in a visible and prominent location in the South Shoreditch Conservation Area. Given the existing number of signs coupled with the size of the projecting sign it is considered that the additional signage would result in unacceptable visual clutter and is contrary to the Hackney Shopfront Design Guide.

2022/1731 Bavaria House, 13 - 14 Appold Street, EC2A 2NB Scoping Opinion - s15 of the Town and Country Planning (Environmental Impact Assessment) Regulations 2017 (as amended): request for a Scoping Opinion relating to a proposal for the demolition of existing buildings and erection of a building comprising up to 48 storeys (199 mAOD) and up to three basement levels, providing approximately 41,000sqm GEA (gross external area) of office and other space (Use Classes E) and associated servicing areas and public realm and a terrace level at mid-height, circa 80.6 mAOD Scoping Opinion (Catherine Slade)

The proposal is far too excessive in terms of height and mass. We strongly object.

2022/1368 5 - 7 Great Eastern Street, EC2A 3EJ Replacement of existing shop front with new shop front and new extract flue to rear elevation Full Planning Permission (Micheal Garvey)

We have no objection subject to details of the signage when Advertisement Consent is sought.

2022/1693 78 Great Eastern Street, EC2A 3JL Creation of a new rear access at first floor level and erection of metal balustrade in connection with the use of the rear flat roof as a terrace. Full Planning Permission (James Clark)

No objection

2022/1574 The Tramshed, 32 Rivington Street, EC2A 3LX Internal refurbishments to a Grade II Listed Building, including the erection of additional plant, replacement and repair of windows, and associated works for the use as a furniture showroom (Class E). Listed Building Consent (Catherine Nichol)

No objection but as previously noted that most of the proposed works are internal and relate to the re-purposing of the building for new uses. The works undertaken for the previous application were of good quality and also provided appropriate secondary glazing to protect local amenity whilst also being sensitive to the historic interest of the building. We would, therefore, encourage LBH to make sure that the internal work safeguard the long-term future of the building – for example, by maintaining the important works undertaken as part of the previous conversion to ensure the long term nature of the building is safeguarded.

2022/1700 5, Butler House, 51 Curtain Road, EC2A 3PT Installation of a new additional roof light Full Planning Permission (Jonathan Bainbridge)

No objection

2022/1680 Development House, 56 - 64 Leonard Street, EC2A 4LT Demolition of existing office building and construction of a new ten storey office building (Use Class E(g)(i)) with flexible retail (Use Class E(a)) and restaurant (Use Class E(b)) at ground floor, terraces and other associated works. Full Planning Permission (Nick Bovaird)

Objection because the proposal includes over massing and too high particularly at the corner of the building.

2022/1526 Ground Floor, 18 - 20 Scrutton Street, EC2A 4RX Advertisement consent for the erection of fascia signage, projecting signage and new glazed brickslips to match existing glazed bricks with new logo ‘Shoreditch Works'. Advertisement Consent (James Clark)

Objection because the proposal provides unacceptable visual clutter and is contrary to the Hackney Shopfront Design Guide.

2022/1230 1 Motley Avenue, EC2A 4SU Change of use of the ground floor office and upper floor maisonette to form a single-family dwelling with alterations to the rear of the ground floor to form amenity space. Full Planning Permission (Catherine Nichol)

No objection

2022/0297 Flat 8, 45 Pitfield Street, N1 6DA Extension to dwelling by the addition of a storey at roof level. Full Planning Permission (Erin Glancy)

No objection

2022/1450 Flat A, 87 Shepherdess Walk, N1 7QD Excavation to front basement level (700mm) and alterations to existing vaults at front basement level as storage/utility areas, and new door to storage space. Full Planning Permission (Micheal Garvey)

No objection but we would urge that building control ensures that the integrity of the structure of the building is secure.

2022/1518 Flat 311, Union Wharf, 23 Wenlock Road, N1 7ST Conversion of two existing units into a single residential dwelling; internal alterations. Full Planning Permission (Raymond Okot)

No objection

2022/1928 Shoreditch House, 239 Old Street, EC1V 9EY Installation of Communication and Digital Hubs, with an integrated display for advertisements Advertisement Consent (Alishba Emanuel)

Strenuous objection because the majority of the panels in the estate are poorly sited, generally on active pavement space and often in direct conflict with pedestrian access. They create physical obstructions that are to the detriment of pavement users and in many cases hide sightlines along the pavement and create potential hidden spots for antisocial and criminal activity. The harm therefore to the public realm is considerable and there are no appropriate public benefits.

2022/1938 Wework, 1 Mark Square, EC2A 4EG Display of two internally-illuminated projecting signs (one on each of north and south elevations) and one internally-illuminated fascia sign on east elevation Advertisement Consent (Gerard Livett)

Objection because the signage is considered to be large enough at present particularly in a conservation area.
