Kingsland CAAC October 2017

Planning Applications for KCAAC meeting on Monday 2 October 2017

2017/3494 Sheldon House Baltic Place N1 5AQ Prior notification for installation of 1no. radio equipment housing cabinet at roof level including associated equipments (Raymond Okot 020 8356 8080)

No Objection

2017/3034 134 A Kingsland Road E2 8DY Fascia sign at fascia level (Micheal Garvey 020 8356 8053)

We have no objection to the fascia sign. However we are concerned about the proposed shop front. The photograph does not reveal the existing facade which could be a traditional shop front worth preserving. It would be helpful to know the proposed use of the premises in order to understand the suitability of the design.

2017/3293 134A Kingsland Road E2 8DY Alterations to shopfront to include bifold windows and glass front door encased in black aluminium frame. (Micheal Garvey 020 8356 8053)

We have no objection to the fascia sign. However we are concerned about the proposed shop front. The photograph does not reveal the existing facade which could be a traditional shop front worth preserving. It would be helpful to know the proposed use of the premises in order to understand the suitability of the design.

2017/2341 194 Kingsland Road E2 8AN Display of 2 hoarding advertisement panels 3.3m high x 6.35m wide and 1.74m high x 4.2m wide on the Whiston Road elevation (Raymond Okot 020 8356 8080)

We have no particular objection to an advertisement on this site. However the photograph shows multiple posters which look a mess and add to the visual clutter. It would be better if the top of the larger panel was reduced in height to line up with the top of the smaller panel. This would improve the relationship to the windows above.

2017/2522 202 Kingsland Road E2 8EB Retrospective consent for the display of an internally illuminated advertising panel on northern facade of the building. (Alix Hauser 020 8356 6377)

We have no objection but would like some reassurance that the light level will not be increased as it may have an impact on the adjacent residential properties.

2017/3170 440 Kingsland Road E8 4AA Change of use to provide mixed use as Use Class A4 (drinking establishment) and Use Class D2 (assembly and leisure) (sui generis use). [Note for consultation: Application 2017/3171 for erection of additional storey also received.] (Gerard Livett 020 8356 8398)

No objection but please see comment on 2017/3171

2017/3171 440 Kingsland Road E8 4AA Erection of a roof extension to create an additional storey at second floor level and other associated alterations including replacement and restoration of windows in association with use of the building for A4 (drinking establishment) / D2 (assembly and leisure) use (Sui Generis). [Note for consultation: Application 2017/3170 for change of use also received.] (Gerard Livett 020 8356 8398)

We welcome the refurbishment of this building. We have no objection to the roof extension but we are not convinced by the fenestration. We should like to see panels with three panes above both doors on the north elevation.

2017/3404 508A Kingsland Road E8 4AE Erection of single-storey roof extension to provide two x 2-bedroom residential units. (Gerard Livett 020 8356 8398)

No objection

2017/3353 5-6 Lee Street E8 4DY Erection of pitched roof to front porch [Retrospective]. (Gerard Livett 020 8356 8398)

We object to this application on the grounds that the sloping roof destroys the elegant symmetry of the front façade.

2017/3647 42 Northchurch Road N1 4EJ Retention of trellis/fence to boundary wall in rear garden reduction from 2.46m to 1.8m (Micheal Garvey 020 8356 8053)

No objection

2017/3721 42 Northchurch Road N1 4EJ Retention of trellis/fence to boundary wall in rear garden reduction from 2.46m to 1.8m (Micheal Garvey 020 8356 8053)

No objection

2017/2332 30 Stamford Road N1 4JL Erection of four-storey building to provide motorcycle showroom and repair facilities on ground floor, motorcycle showroom on first and second floors and ancillary offices on third floor (sui generis use); following demolition of existing warehouse buildings on land to rear of 30-36 Stamford Road. (Gerard Livett 020 8356 8398)

We strongly object to this application. According to the Design and Access statement the volume remains similar to the original but with an extra storey. However this is misleading because there is an increase of 560m2 and an extra two flours over a substantial part of the building. The proposed bulk will seriously impact on the light values of the neighbouring flats. There is frequent reference in the Design and Access statement to the daylight calculations which are not in the available documentation. Of particular concern is the lightwell to the properties in the Kingsland Road. An application to build two storeys on the adjacent building at 30-36 Stamford Road was approved in March 2017 yet there is no reference to this anywhere in this proposal and it will have a serious impact on both light values and outlook. At present the usage of the extended site as repair shop, motorbike school and showroom has a profoundly negative impact on the adjacent residential premises in terms of noise and pollution. The senior residents in De Beauvoir Place on the western side of Stamford Road will suffer even more because they are in residence for much of the day in contrast to the younger occupants of the adjacent flats who may be out at work for most of the time.
