Kingsland CAAC November 2020

Planning Applications for Kingsland CAAC meeting for November 2020

2020/3174 Draughts, Railway Arch, 337 Acton Mews, E8 4EF Installation of plant to the rear of the site (5x condensers and 3x vertical ducts) (Danny Huber)

No objection

2020/3194 29 Stamford Road, N1 4JP Erection of first floor side extension and raised parapet of existing upper ground floor side extension (Louise Prew)

We object to this application. It is argued that, as the proposed extension is set back, it will not be visible from the street. However it will be visible from across the road at first floor level and at the rear from Ivanna Mews and several houses on De Beauvoir and Buckingham Roads. The arched window is in contrast to the style of the house and with copper cladding and large triple windows at the rear the extension has not been designed to be discrete. The raised parapet would be out of balance with it's pair and with most of the other similar side extensions on this side of the road. The breaks between buildings and the sense of space they provide are a key feature of the Conservation Area. This proposed third story extension would have a detrimental effect on the streetscape and on the Conservation Area.

2020/3324 18 De Beauvoir Square, N1 4LD Demolition of existing rear conservatories and construction of new lower and upper ground floor extensions, with associated internal alterations. (Claire Moore)

The KCAAC was concerned about the size of the roof lights in the previous proposal and it would appear that the Case Officer and the Conservation Officer agreed. They suggested a compromise in which the area of roof light would be reduced by about a half. While the applicant has substantially reduced the size of the upper level skylight from 3.6m2 to 1.2m2 the one at the lower level has only been reduced by about a quarter. This brings the overall reduction to 0.37% and we still feel that the lower roof light is too large. However we welcome the proposed mixed flower planting. We still have some reservations about the mirrored glass panels and a key element is the hue of the mirror glass in relation to that used in the doors. We suggest that samples are submitted to the Conservation Officer for final approval.

2020/3484 Flat B, 104 Buckingham Road, N1 4JE Replacement of single-glazed timber windows with double-glazed timber windows at roof level. (Alix Hauser)

We have no objection in principle to replacement windows, however this is a poor application. The Design and Access statement is inadequate and the drawings provide insufficient detail on the ‘heritage’ sash windows.

2020/3458 79, Kingsgate Estate Tottenham Road, N1 4DD The upgrade and replacement of 6 No. antennas, the relocation of 1 No. dish, the removal of existing cabinets and the installation of 6 No. additional cabinets on the rooftop and ancillary development thereto. (Benjamin Coffie)

We support the need for improved communications and therefore have no objection to this application.

2020/3406 62 De Beauvoir Road, N1 5AT Replacement of window on rear elevation with door. (Alix Hauser)

No objection

2020/3391 178 Kingsland Road, E2 8EB Minor alterations to front entrance door within existing structural opening and relocation of boiler flue from front elevation to rear elevation.

No objection

2020/3463 Anna Lomax Ltd, Unit 7, Canalside Studios, 2 - 4 Orsman Road, N1 5FB Planning application to partially change the use of the ground floor from Sui Generis (workspace and auxiliary cafe) to Sui Generis (workspace) and drinking establishment (A4) with additional outdoor seating spaces. [Note for consultation: Proposed opening hours are 1000 to 0000 on any day] (Gerard Livett)

We object to this application. The proposed area of external seating which is to accommodate up to thirty people appears to have access to the earth and concrete quay beside the canal. Considerably more detail is required for this area and the effect of the proposals on the canal environment. Operating until midnight every night will inevitably result in activity until much later and we are concerned at the possible disturbance to the local residents.
