2019/3797 173 Balls Pond Road N1 4BG Prior notification for change of use of basement and ground floor levels from office (Use Class B1) to two self-contained residential units (Use Class C3). (Alix Hauser 020 8356 6377)

We object to this application. The upper flat would be particularly small for two people, and both flats would have poor light levels. In the case of both dwellings, mechanical ventilation would be advisable as the windows face onto the Ball's Pond Road. We also regret the loss of office/commercial space in a building which is much better suited to that purpose, and has been in use as such.

 

2019/3706 35 Cremer Street E2 8HD Non-material amendment to planning permission ref. 2018/0379 dated 03/04/2018 to alter internal floor layouts and external fenestration design (Louise Prew 020 8356 8613)

No objection. We consider this to be a better solution.

 

2019/3426 2 A Forest Road E8 3BY Variation of condition 2 (Not in accordance with approved plans) in relation to increase in floorspace to basement and ground floor and reconfigure layouts; increase to upper floors; new windows to first floor and alterations to windows and doors; alterations to mansard roof and addtionof lift over run of planning permission 2016/1354 dated 25/03/2017 (Micheal Garvey 020 8356 8053)

We object to this application. We feel that the proposed fenestration of the Forest Road elevation is well intentioned, but it is incoherent and now relates poorly to the original building to its right. We feel that the resulting elevation will do nothing for Forest Road, or indeed the view from the Kingsland Road. This is a large elevation and therefore very imposing and it does not enhance the Conservation Area. We do not object to the proposed internal alterations.

 

2019/3592 Units W X and Y 2-10 Reliance Wharf Hertford Road N1 5ET Elevational changes to include repacement entrance doors and fire doors to front and rear elevations and provision of fresh air louvres to rear at mezzanine level. (Nick Bovaird 0208 356 8291)

2019/3631 280 Kingsland Road E8 4DG Removal of condition 4 (Hard and Soft Landscaping) of planning permission 2019/0405 dated 24/04/2019 for "Erection of part single-storey part two-storey rear extension at basement and ground floor levels; further excavation of front lightwell and further excavation of basement along boundary with No.282; erection of rear balconies at ground, first and second floor level; elevational alterations to include new and replacement fenestration and aluminium cladding to rear; landscaping to front and rear to include new front boundary treatment and bin store; to provide additional space to existing units". We feel that it is perfectly acceptable to require plans for alteration of hard landscaping in a garden in a Conservation Area, in particular because of the well known issue of water run-off (or the lack of it).

 

2019/3661 446 Kingsland Road E8 4AE Change of use from A3 to A3/A5 and installation of flue to rear elevation and awning to the front elevation. (Raymond Okot 020 8356 8080)

We feel that an independent acoustic survey and report is required to determine the potential noise and vibration from the proposed flue, which would be positioned close to residential windows, and from the fan mounted above. We are also concerned about the means of escape from the basement. No objection to the awning.

 

2019/3684 494 Kingsland Road E8 4AE Change of use from A1 Shops to Sui Generis (nail bar/nail service) (Raymond Okot 020 8356 8080)

We have no objection to the change of use, but would like to see an application for new signage in due course.

 

2019/3650 60 Stanway Street N1 6RE Change of use of lower ground floor from carpark to restaurant / office / microbrewery (Sui Generis) including external alterations on the southern and western elevations and associated landscaping. (Alix Hauser 020 8356 6377)

No objection. We are very pleased to see this proposal, and the collaboration involved.

2019/3527 9 Warburton Close N1 4JQ Replacement of existing timber windows and doors of the property with PVC windows and doors. (Raymond Okot 020 8356 8080)

We object to this application. The other houses in this development have timber windows, and this would set an unfortunate precedent. Although there have been rare occasions in the past where we have, with regret, accepted the installation of PVC windows, they are not sustainable, and do not have as long a lifespan as well maintained timber windows.
