We object to further developing this site to a more substantial dwelling. This would set a dangerous precedent for the area. We note that there is no Application Form.

We have some concerns about the design of the proposed roof entension. The building sits to the rear of the listed Georgian Terrace in Pearson Street and its overall height and bulk should be in proportion to the terrace.

We have no objection in principle. We would support the objectives set out in the pre-planning advice and hope for close supervision by Conservation Officers. However we note that there is no Design and Access statement or a Heritage statement which we would expect for a Grade II listed building. Also the full landscape plan and method statement which are recommended in the pre-app advice are lacking. We question the glazing format on the rear elevation and wonder if a more historical 6 over 6 arrangement of panes would give better heritage gain. The replacement foul air pipe appears to fall short, finishing at the bottom of one of the dormer windows.

We object to the size of the proposed bin store. It is supposed to house three bins and, as the new black bins are 550mm wide, 2.5 metres is excessive and out of proportion to the frontage of the house.

No objection but note that no details are given of the existing glazing bar which is to be matched.

We object to this application. Although the proposed new upper extension is correctly set back, the existing side extension is not. This will creat a disjointed façade and will detrimentally affect the setting of the terrace. We are concerned that with no access to the upper floor level from the main building and the insertion of another staircase this could become a potential annex dwelling with seperate access. The rear elevation lacks thought and integration.

No objection although it would be interesting to know how the room unit connects to the unit installed on the roof.

No objection although in the absence of a drawing we would ask that the Conservation Officer ensures that the style and glazing bar proportions of the proposed replacement window are correct.

We have some concerns about this application. The removal of two trees and the need to lower the ground floor level are regretted. The proposed new window at upper ground floor level on the rear facade is still too large and the proportions are wrong. The glazed rooflight above the stairs is also too large and its asymmetric position does not enhance the roofscape.

According to the Design and Access Statement the applicant proposes a single dwelling over two floors, howerver many of the other documents refer to two studio flats (Daylight and Sunlight Report, Existing Site and Proposed Plans, Section). We have ojected to two earlier applications for two studio flats (2019/3797 and 2020/0690) and consider that the proposal for a single residential unit on two floors does not substantially improve the quality of accommodation. The lack of light, particularly at basement level, and the only windows opening on to a busy main road with resultant poor air quality present significant disadvantages. The design of this property is better suited to commercial use.
