We object to this application. Despite statements to the contrary the proposed extension will be visible in the long views from Culford Grove and from the houses on the east side of Ardleigh Road. The glass construction will stand out when lit at night time and be a significant source of light pollution.

We have some concerns about this application. There is currently a shutter with a surface box-housing on the exterior of the building and this is not shown in the drawings. The site is next to a Grade II listed building, the former Haggerston Library, and the proposed alterations to number 232 should enhance the streetscape. The design should allow for an internal shutter box if it is to be retained. We have no objection to the plywood fascia signage.

It is not clear from the application how customers are intended to access the external seating area. Are they meant to carry their drinks and laptops via the pavement and through the car park? Access from within the building appears to be limited by several doors and a wall. Works to mitigate noise are all internal apart from closing the outside area at 9pm. No mention is made of the effect of noise from this space on neighbouring units during the day. There is a gate to the stippled area jutting out into the canal but no details of the proposed use of this area are provided.

We object to this application. This site has been extensively developed, 18b is an addition to the original house 18a which is not shown in the drawings. This proposal would result in a further loss of outside space and would affect the setting of a listed building. Any modernisation should be within the existing footprint.

We have no objection in principle, but would have liked to have had a 3D image showing how the awnings will sit over the curved terrace. This could impact on the landscape design.

We have no objection but wonder whether it is possible to salvage some of the original slates. We trust that the Conservation Officer will ensure that the new slates match those of the adjoining villa.

 

2021/1831 76 Southgate Road, Hackney, Amalgamation of building currently subdivided into flats into single dwelling. Demolition of existing rear extension and erection of two storey side extension and single storey rear extension. Full Planning Permission (Lasma Putrina)

We have no problem with the principle of converting the two flats into a single dwelling, however we object to the scheme as presented. Great emphasis is given in the documents to restoring the symmetry of the terrace however the proposed side extension will not do this. As the property sits on a corner plot the long views of this site affect the setting of the terrace as a whole. The curved corner and the proposed concrete sections within the flank wall give a confused visual message. The proposed rear upper ground window would be clearly visible from Southgate Grove and affect the visual balance of the host building and terrace. The full width rear extension stepping further out from the existing building line seems excessive and when combined with the side extension will occupy a large part of the plot which has already been reduced for another dwelling. We are also concerned that the original boundary wall along Southgate Road should not be simply demolished but repaired in sections as necessary.

 

2021/1810 5 Culford Mews, N1 4DX Ground floor side extension, replacing window on side wall, new balustrading to terrace and associated works at number 5 Culford Mews, and rebuilding of garden walls facing Culford Mews for 5 Culford Mews and 120 Tottenham Road. 122 Tottenham Road has been divided into two separate dwellings of which 5 Culford Mews is one and the proposed infill will result in the loss of virtually all the ground space of this plot. We think that this is overdevelopment. We also object to the corrugated polycarbonate glazing facing the mews which is inappropriate in the Conservation Area.

We have no objection in principle. We support the objectives set out in the pre-planning advice and hope for close supervision by Conservation Officers. However we note that the full landscape plan and method statement which was recommended in the pre-app advice are lacking. We question the glazing format in the drawing of the rear elevation and consider that the more historical 6 over 6 arrangement of panes shown in the drawing of the Heritage box sash would give better heritage gain. The replacement foul air pipe appears to fall short, finishing at the bottom of one of the dormer windows. If fire doors are needed they should reflect the period of the property rather than be a plain style.

We object to this application. Number 17 has already been significantly extended and the proposed garden room seems unnecessarily large. We are concerned that it may be used for accomodation if not now, in the future. We also question the need for the slatted timber privacy screen. There are no plans indicating the layout of the drainage.

We object to the proposed location of the enclosure. It would be less prominent if sited on the left hand side of the front garden, parallel with the party fence and obscured by the hedging. We note that the three examples quoted in the Design and Access Statement of similar sheds near by do not appear to have planning consent.

We are not clear whether the applicant intends to repace the whole window or just the sashes. There is a lack of detail provided on the glazing bars which look stubby in the drawing and are therefore not traditional.

We object to this application. There is already an extension at upper ground floor level although this is not shown on the rear elevation drawings. The proposed extension looks odd and sits badly with the lower ground floor thus adversely affecting the rear elevation. We note that neighbouring properties only have half width extensions at this level.
