2017/4288 10 Englefield Road N1 4LN Erection of roof extension (Raymond Okot 020 8356 8080)

There is insufficient information concerning the proposed room at roof level. The existing access to the roof is not shown on the rear elevation and there is no Design and Access statement. So we object to this application.

 

2017/4424 29 Englefield Road N1 4EU Erection of a two-storey rear extension at the basement and ground floor levels of the property (Raymond Okot 020 8356 8080)

We object to this application. The proposed extension at raised ground floor level, at 5m, is wider than normally accepted in De Beauvoir, half width is the norm. There is no indication of what materials are to be used for the roof.

 

2017/4434 29 Englefield Road N1 4EU Erection of a mansard roof extension (Raymond Okot 020 8356 8080)

We object to this application. The five houses which comprise this terrace all have unaltered butterfly roofs and this proposal would destroy the rhythym of the roofscape. The terrace is visible in long views from Ardleigh and Culford Roads and so any alteration to the roofscape would be detrimental to the Conservation Area.

 

2017/4922 Albery Court 37 Middleton Road E8 4BN Replacement of existing timber frame glazed entrance doorsets with aluminium framed glazed entrance doorsets. (Raymond Okot 020 8356 8080)

There was no drawing of the proposed doors with the documents for this application and the photomerge was not particularly helpful. However there are two similar applications for 39 and 51 Middleton Road (2017/4923 and 2017/4924 respectively) under consideration which do have the required drawing so we feel able to comment. We object to this application. The front elevation of these buildings are of good quality design which complements the street facing the Albion Square Conservation Area. Note the Design and Access statement incorrectly describes this as the Graham and Mapledene Conservation Area. The proposed aluminium doors are unattractive and not in keeping with the doors to the houses between the blocks of flats. These are of wood as are those of the houses in the Conservation Area. The solution to the problem is hardwood panelled doors, with or without glazing, and regular maintenance.

2017/4989 29 Stamford Road N1 4JP Erection of single storey rear extension and raised patio, creation of courtyard/lightwell within existing side extension and addition of timber cladding to its rear elevation, replacement of existing windows with double glazed timber framed sash windows, insertion of a rooflight to the rear and side roofplane and installation of cycle store in existing front lightwell. We have no objection to this application but we have serious concerns about the roof light in the side pitch of the main building. We think it is too large and there is no indication of the style of the rooflight.

 

2017/4991 29 Stamford Road N1 4JP Erection of single storey outbuilding. (Louise Smith 0208 356 8061)

We have no objection to this application. However we do worry about smoke from a wood burning stove in a single storey building wafting into the surrounding properties.

 

2017/4459 30-36 Stamford Road N1 4JL Erection of four-storey building to provide commercial use on part of ground floor, with seven self-contained residential units on ground to third floor (5 x 1-bed; 1 x 2-bed) following partial demolition of existing building (rear wall to be retained). (Gerard Livett 020 8356 8398)

We have no objection to this application. However we should like to be reassured that the profile and recesses of the original windows will be adhered to in the rebuild. We should also like to know what type and style of bricks are to be used and would ask the Planning Officer to ensure that these blend in harmoniously with those of the surrounding buildings.

 

2017/4333 Flat A 61 Ufton Road N1 4HE Removal of upper GF external terrace and stairs, erection of a glazed stair enclosure connection upper GF kitchen and lower GF bedroom and garden. Conversion of existing LGF garage into a single bedroom, including the replacement of aluminium doors with a timber face screening an access door and window. (Raymond Okot 020 8356 8080)

We object to this appication. The red cedar cladding at the front of the building does not enhance the streetscape and seems superfluous. We question the need for a second door to a bedroom at the lower ground floor level. Either a central single window or French doors would be more harmonious.
