2020/3951 Ground Floor Flat, 4 Lee Street, E8 4DY Side extension in rear garden. Full Planning Permission (Raymond Okot)

We object to this application as submitted. There is insufficient detail on the drawings and an unreadable Design and Access statement. We are concerned about the quality of light in the second bedroom and that the doors to the bathroom open directly onto the kitchen.

 

2020/4057 Davis House, 83a Geffrye Street, E2 8JA Erection of single storey roof extension to provide use class E floorspace together with associated works to the existing building and the introduction of a replacement access gate, cycle parking, a refuse storage area, replacement of windows and associated works to external amenity area. While we would be sympathetic to the principle of an additional floor we object to the proposal submitted in this application. The design of the additional floor appears out of proportion to the host building. The windows on the east elevation are too wide compared to those on the ground and first floors. We are concerned that the size and number of the proposed window openings facing the rear of the buildings on Pearson Street would increase light pollution and adversely affect the setting of this listed terrace. The current windows are modern additions and inappropriate, replacement windows should be 2 x 2 paned wooden sash windows. We note that while the covering letter lists a Design and Access statement this is not available on the planning website.

We object to this application. A boat leaving the Kingsland Basin will pass very close to a boat in the proposed mooring and if a boat is travelling westwards along the canal under the narrow Kingsland Bridge there is also the potential for collision. There will also be a detrimental effect on the local ecology with loss of vegetation and prevention of swans and other wild life from using the bank.

We have no objection to this application. However we are concerned about the proposed air conditioning unit which is clearly visible in the drawing of the proposed street elevation. No evidence has been produced to substantiate the claim that it will not be audible to the neighbours. It may be located four metres from the property boundary but it will be at least five metres above ground level and there is no shielding to reduce the noise level.

 

2021/0046 107a Mortimer Road, N1 4LB Erection of single storey side extension and proposed low level timber cladding shed to the front and replacement of existing rear doors with a new set of slim frame bi-folding doors. Householder Planning (Benjamin Coffie)

We object to this application. In order to enclose the pitched roof and roof lights the height of the proposed side extension is such that it will appear alien to the Englefield Road streetscape and is therefore not acceptable. The high level window to be inserted into the flank wall looks from the exterior to be randomly positioned and this affects the banding detail on the façade. While we are sympathetic to the desire to hide bins, the timber shed sits uncomfortably with the surrounding brickwork and flank boundary generally.

Although it is of considerable concern to us that the applicant has completely disregarded the conditions of the planning permission and has not built according to the consented plans, we can accept the house being left in its present state, including the height and style of the boundary wall. An argument could be made that the omission of the pitched roof helps reduce the impact of the overall design and works with the surrounding architecture. A remedial option for the treatment of the exterior render could be to use a soft traditional lime wash to visually tie the facade together.

No objection.

 

2020/3863 76 Buckingham Road, N1 4JA Non-amendment to planning permission 2020/1377 granted on 06/07/2020 for the Replacement of front conservatory with new extension and replacement of existing windows with new timber windows and doors. The non-material amendment would involve: Replacement of two side sash windows with one larger opening, installation of 2 additional conservation Velux windows to Side Elevation and replacement of existing ground floor windows to front elevation with ¾ glazed hardwood bifolding doors. We have no objection in principle. However we think that it would be better if the two proposed Velux roof lights were of equal size. While we agree that the stucco render should be finished to match the neighbouring render, the banding detail should also be aligned with the neighbouring banding rather than as shown on the drawing.
