Planning Applications for Kingsland CAAC meeting for August 2020

 

2020/0242 408 Kingsland Road E8 4AA Erection of roof extension to provide enlarged ancillary accommodation rear alterations (Micheal Garvey 020 8356 8053)

It is difficult to give an opinion with the information available. Longitudinal sections are required through the building to understand the massing and other implications. The property backs on to 7 Glebe Road but there are no photographs or discussion of how the proposals might affect this building and its occupants.

 

2020/1736 512 Kingsland Road E8 4AE Erection of roof extensions to provide 1 x 3 bed flat; conversion of first floor to 1 x 1 bed flat and 2 x studios; conversion of second floor to 1 x 1 bed flat and 1 x 2 bed flat. Partial change of use from public house (use class A4) to ancillary residential (use class C3) in order to provide cycle and bin storage at ground floor. Elevational alterations comprising new roof terraces at first and second floor and new access door to Forest Road elevation. (Danny Huber 020 8356 1453)

No objection. However we would point out that the proposed section A-A shows a studio flat on the second floor.

 

2020/1915 21 Albion Square E8 4ES Internal alterations to lower ground, upper ground and first floor. Replacement of glazing to existing rear lower ground floor facade and general external refurbishment (Kim Aukett 020 8356 4740)

We have no objection in principle although we think that the proposed new door at upper ground floor on the rear elevation should be of a traditional design. We also would point out that the two new windows at first floor level on the front elevation appear to be missing glazing bars. They are six panes over six on the photographs but only three over three on both the existing and proposed elevational drawings. The new basement windows on the front elevation should be sash windows with appropriate glazing bars.

No objection.

We object to the scale of this enclosure which, in the new location behind the front hedge and the boundary wall, will still dominate the view from the public footpath and affect the setting of the listed building. We appreciate the requirement for cycle storage but combing this with a bin store creates an excessively bulky object.

2020/2014 60 Englefield Road N1 4HA Erection of a roof extension (Danny Huber 020 8356 1453)

We object to this proposal which will result in the loss of the valley roof which is an integral architectural feature of the terrace. The mansard sitting above the chimney line will be visible from street level and in the long views. The glass balustrade at the rear appears to be unnecessarily high and suggests that the small portion of flat roof will be accessible.

 

2020/1942 154 Culford Road N1 4HU Installation of window in rear elevation at first floor level and alterations to front boundary wall. (Alix Hauser 020 8356 6377)

We are concerned about the proposal to widen the entrance still further which seems unnecessary unless the applicant proposes to park more than one car in front of the house. One of the original intentions of the Article 4 Direction in De Beauvoir was to limit off street parking. We also note that neighbouring houses have gates across the entrance and feel that this might be an improvement. We have no objection to the window at first floor in the rear elevation.

 

2020/1982 18 De Beauvoir Square N1 4LD Minor works and improvements to GF, FF & SF. Including replacement of radiators, creation of and replacement of existing wardrobes and storage and replacement of second floor floorboards. (Claire Moore)

No objection but given that the applicant submitted four planning applications last year for works in the house we are very surprised that they were unaware that consent would be required in this case.

 

2020/2070 42 Hertford Road N1 5AE Insertion of window and glazed panel to west elevation (Danny Huber 020 8356 1453)

We have no objection to the window but do object to its proposed position. There is a balance to the façade and the new opening should sit in line with the first floor window.
