The Clapton CAAC notes para 3.84 of the Residential Extensions and Alterations SPD states that "Normally, a maximum of two roof lights will be acceptable on the road facing roof slope." and we see no case made for a third in this application


2018/2394 Land lying on the south side of Mildenhall Road Former St John's Ambulance HQ Office Mildenhall Road London Hackney Title No. EGL367741 E5 0RT Prior approval for change of use from office (use class B1(a)) to 7no. self-contained units (use class C3). (Jeni Cowan 020 8356 1371)

The Clapton CAAC notes the application makes no provision for refuse collection which, notwithstanding this type of application allows no 'development', should nonetheless be accounted for. It is also not apparent if the proposal is achievable without external alterations for services.

The Clapton CAAC has no objection to the proposal.


2018/2687 and 2018/2715 90 Amhurst Road E8 1JH External alterations, including new plasterwork, tiled panels, tiled door upstand and portico floor, timber bench seats suspended from walls, installation of swan neck lights to fascias and new lantern light for main entrance. [Note for consultation: application 2018/2715 for advertisement consent also received.] and Display of two externally illuminated projecting signs at fascia level; display of three fascia signs; display of five ground floor wall text panel boards; display of advertisement on lanters above main entrance; non-illuminated advertisement between first and second floor on front elevation; non-illuminated advertisements at parapet level. The Clapton CAAC finds the application broadly acceptable though notes the following:

Benches are included on the plan, adjacent to the building, on Amhurst Road. These will be street clutter and are not supported in such a busy and constrained location.

The additional signage - namely the addition of "THE FIVE POINTS BREWING COMPANY" on the cornice, and "re-enstating [sic] historical address to front" need more detailed drawing before implementation.

2018/2855 89 Forburg Road N16 6HR Erection of a rear roof extension, extension over existing three storey outrigger and insertion of front rooflights (Danny Huber 020 8356 1453)

The Clapton CAAC objects to the loss of the valley roof and raising of the secondary ridge to incorporate a large roof extension. There are two substantially worse rear extensions to the south, but these are likely either unlawful or predate the conservation area. They are also some distance away. Additionally the juliette balcony is unnecessary and would be a less alien addition if a simple window were in its place.


2018/2632 24 Chardmore Road N16 6JD Conversion of single dwellinghouse into 2 self-contained residential units (1x3 bed; 1x2 bed) (Jeni Cowan 020 8356 1371)

The Clapton CAAC laments the loss of another large single dwelling house at a time when the LPA is receiving applications for extension and amalgamation in the immediate area and where there is an aching need for large family-sized homes. The Design & Access Statement alludes to the 'special needs of the user group' without establishing what that group or their need is. The need in the area is, in general, for large single dwelling houses in particular for the orthodox Jewish community, not developers whose need is to make a quick buck.

2018/2822 90 Osbaldeston Road N16 6NL Renovation of existing house, and erection of rear extension at basement, and ground floor levels. (Kim Aukett 020 8356 4740)

The Clapton CAAC recognises the scheme is an improvement on the previous scheme and is now mostly acceptable in scale. However the rear void, plus extension, appears to consume more than half the garden and presents an alien, hard element by way of the glass bridge.
