2020/0284 94 Queens Drive N4 2HW Excavation of front lightwell and creation of new front access into Flat A at basement level. Construction of basement and ground floor rear extensions to flats A and B, excavation of rear sunken terrace adjoining Unit A. (Claire Moore)

We have no objection to the proposals though draw planners' attention to the current lawful use (which appears to be single dwellinghouse) and that if conversion to five flats is accepted, that the applicant will now have 10 units at 92-94 Queens Drive which will trigger an affordable housing requirement.

 

2020/0969 108 Finsbury Park Road N4 2JT Erection of replacement single storey ground floor side extension, creation of a lightwell, insertion of rooflights and elevational alterations to facilitate change of use from storage (B8 use class) to a 5 bed dwelling (C3 use class) and fincancial/professional services unit (A2 use class) (Danny Huber 020 8356 1453)

We object to this application on the grounds of it being over development. The resultant residential accommodation is of a particularly poor quality with regard to light, ventilation and outdoor amenity and is plainly not adequate for a large family. The proposed A2 use is small and by the time toilet and wash facilities are provides is something of a token gesture. We question whether the existing basement plan is accurate - we do not believe there currently is anything other than a small pit. Finally the self-imposed constraint of shoehorning this development into the existing building mass has compromised the design which is of a poor quality.

 

2020/1116 45 Manor Road N16 5BH Replacement of existing single-glazed windows and doors with double-glazed windows, with PVCu frames. (Kelsi Bolstad 020 8356 4160)

2020/1127 Second Floor Flat 68 Wilberforce Road N4 2SR Roof extension with rear and side dormers and roof-lights in the front slope, terrace at the rear, and new windows with juliet balcony. Proposal site within Brownswood Conservation Area (Kim Aukett 020 8356 4740)

We object to this application because of its alien form and effect on the roofline. The side dormer is totally unacceptable and preserving the roofline - particularly that visible from the highway disrupts the established rhythm that the Conservation Area was established to maintain. Whilst the rear dormer is less problematic from the public domain, it's fully glazed appearance is, nonetheless obtrusive and its mass also breaks the established roof form

 

2020/1205 Second Floor Flat 43 Queens Drive N4 2SZ Most amendments affect the interior but there are also very minor changes to the exterior of the building, which include changes to windows and rooflights. The number and size of rooflights has been generally reduced, in particular to the street side where we previously proposed three large roof lights this has been reduced to one.The window at the side of the rear extension has been removed and the other window slightly enlarged.
