2015/3980 at 1.5 Ardleigh Road N1 4HS.  Planning Officer Raymond Okot.

Change of use of the ground, first and second floors of the property from an Art gallery to residential self-contained flat.

We have no objection to the change of use.  However we are concerned at the lack of natural light and ventilation in the proposed kitchen/dining room on the ground floor at the rear.

 

2015/4188 and 2015/4376 at 14-17 De Beauvoir Square N1 4LD. Planning Officer Barry Coughlan.

Demolition and rebuilding of rear boundary walls to 14-17 De Beauvoir Square in order to facilitate development at 92 De Beauvoir Rd.

No Objection. 

 

2015/4090 at Railway Arch 377, 379 and 380 Geffrye Street E2 8HZ. Planning officer Raymond Okot.

Replacement of existing doors and windows in Arches 377, 379 and 380.

TfL indicate in the Design and Access statement that the alterations are to be in keeping with previously developed arches to ensure a uniform frontage along the street. So we wonder why they chose to retain the render infill panels on either side of the proposed concertina doors/windows rather than the more attractive, full glass opening, employed in Arch 381.

 

2015/4237 at 230 Kingsland Road E2 8AX.  Planning Officer Evie Learman.

Erection of mansard roof to facilitate enlargement of existing first floor flat. Erection of two storey rear extension at lower ground and ground floor level to facilitate enlargement of existing retail unit and ancillary office/storage areas. Associated alterations comprising replacement of uPVC windows to rear elevation with timber framed windows. 

We don’t object to this application but we are concerned that a similar application has been submitted for the neighbouring property (2015/3910 at 232 Kingsland Road).  As these two buildings are in close proximity to the listed Edward Passmore Library building at 234 Kingsland Road we would like to see some uniformity in detail between the two applications. One mansard is set back from the parapet (preferable) whereas the other is not.  At 230 the height of the existing parapet is retained and the uPVC windows are to be replaced by timber frames, but this level of detail is missing from the application for 232.  We hope that the planning officer will view the applications for these two properties in tandem.

 

2015/3910 at 232 Kingsland Road E2 8AX. Planning Officer Evie Learman.

Erection of a mansard roof extension at second floor level and internal reconfiguration at first floor level in order to provide 2 x studio flats.

We don’t object to this application, but we are concerned that a similar application has been submitted for the neighbouring property (2015/4237 at 230 Kingsland Road).  As these two buildings are in close proximity to the listed Edward Passmore Library building at 234 Kingsland Road we would like to see some uniformity in detail between the two applications. 2015/3937 and 2015/3938 at 558 Kingsland Road E8 4AH.  Planning Officer Louise Smith.

Retrospective listed building consent for a replacement shopfront and internal alterations at ground floor level in association with the change of use from an insurance office shop (A2 use class) to currency exchange (A2 use class) and 1-bedroom residential flat (C3 use class) at ground floor level. Installation of internally illuminated fascia sign measuring 1.4m x 4.75m x 0.196m, internally illuminated projecting sign measuring 0.61m x 0.94m x 0.176m, and other signs to include digital screen measuring and other vinyl graphs applied to the shopfront.  

We have no objection to the signage and the change of use of the commercial unit.  The proposed studio flat appears to have no natural light and ventilation and, if this is the case, we strongly object to this aspect of the development.

 

2015/3819 at 5 Mill Row N1 5RL.  Planning Officer Ronan O’Connor.

Alterations to the front elevation to include the creation of a porch area to allow for bicycle storage and bin area.

We think that in the absence of any drawings this application should not have been validated.  The proposal outlined in the Design and Access statement is completely at odds with the submitted photographs, unless this is a retrospective application.

 

2015/3029 at Flats 1-6 84-90 Southgate Road and 1-10 Deacon Mews N1 3JD.  Planning Officer Raymond Okot

Replacement of existing timber windows and doors with UPVC windows and doors to front and rear of the properties.

While we sympathise with the aspirations of the applicant we would prefer to see the doors and windows replaced with timber framed constructions.  No evidence has been provided to show that the proposed uPVC windows and doors match the existing in terms of style, profile and the way in which the frames sit within the structure.

No Objection.

 

2015/4214 at 128 Tottenham Road N1 4DY.  Planning Officer Evie Learman.
