The Clapton CAAC has no objection to the proposal.

 

2017/4317 192 Evering Road E5 8AJ Erection of extension at upper first floor level (shown as mezzanine level on submitted plans) and other associated external alterations. Works to convert the property into 5 flats (1 x 3 bedroom; 3 x 2 bed and 1 x 1 bedroom). Propsoal includes the retention of an altered front lightwell, additional steps to the front garden, altered gradient of the front garden and deeper extension/excavation at ground and lower ground floor level to the rear. The Clapton CAAC restates its response to the related 2016/4638 application, which we feel applies equally to the revised application: "We note this is quite a large extension though feel it is a matter primarily for neighbours whose amenity is affected."

The Clapton CAAC has no objection to the proposal.

The Clapton CAAC has no objection to the proposal but is confused by contradictory drawings - all dated July 2016, but which seem to show two different roof extensions.

 

2017/4764 69 Durlston Road E5 8RP Erection of rear dormer extension with Juliet balcony, raise roof ridge of rear closet wing, rooflights at front roof slope and above rear closet wing (Gerard Livett 020 8356 8398)

The Clapton CAAC has no objection to the proposal save to highlight once again that the rising of the rear ridge, albeit marginally, is contrary to planning policy and precedent on the street and should not be permitted.

 

2017/4325 86 Reighton Road E5 8SG Conversion of existing property to provide 3 self contained flats to include excavation to create new lower ground floor level with front and rear lightwells as well as mansard roof extension at main roof level and single storey extensions to the rear/side at lower ground floor level (resubmission of 2017/2180). (Catherine Slade 020 8356 8056)

The Clapton CAAC's consideration is frustrated by the lack of planning drawings (save for those in the Daylight and Sunlight Assessment), from which it is apparent there is inadequate provision of a refuse storage area.

 

2017/4814 13 & 15 Clapton Common E5 9AA Joint application at 13 and 15 Clapton Common: Excavation of basement with front, side and rear lightwells; erection of part single-storey part three-storey rear extensions at lower ground, upper ground and first floor levels; erection of hip to gable roof extension with rear roof extensions; elevational alterations and landscaping (including refuse/recycling and cycle storage) to facilitate the conversion of two units into four residential units at No.13; erection of a hip to gable roof conversion with rear roof extension at No.15 to provide additional office (A2 use class) floorspace and increase size of residential unit. The Clapton CAAC has no objection to the proposal provided a condition is imposed requiring completion of works to both properties before occupation of the roof levels. In addition the application would benefit immensely from removal of the large, impermeable hardstanding car park at number 15 and re-landscaping in order to complete the symmetry the applicant uses to justify the hip-to-gable conversions. Furthermore we are sceptical of the benefits of the proposed 'living wall' which typically require considerable maintenance to avoid rapidly becoming an eyesore.

 

2017/4571 415 Mare Street E8 1HY Retrospective permission for the erection of a replacement access staircase, increase in height of boundary wall, erection of decking and screening at first floor level, erection of roofing to provide amenity space at ground floor rear and other associated elevational changes. (Alix Hauser 020 8356 6377)

The Clapton CAAC feels the application has little of merit. In design terms, it is a mess built upon an extant mess.

 

2017/3513 22 Amhurst Road E8 1JN Erection of a mansard roof extension (Raymond Okot 020 8356 8080)

The Clapton CAAC objects to the proposal which suffers from poor and inconsistent drawings, particularly with respect to the mansard section, its size, position and set-back. In any event this is a significant addition to the front elevation, which will be highly visible, particularly from the overground station opposite where the impact will be very jarring.The lack of setback will also make the mansard visible from the street level. This mansard is hard up against the fine, extended elevation of the adjacent bank and unlike the mansards further up the street which benefit from a large gap, harms the visual impact and character of the bank which should be considered an undesignated heritage asset, and is a positive contributor to the conservation area.

 

2017/4443 13 Kenmure Road E8 1JU Erection of a rear dormer extension, single storey rear extension at ground floor level, excavation of basement with front and rear light well, new front roof lights (Nick Bovaird 0208 356 8291)

The Clapton CAAC objects to the proposal. The dormer is over-large, dominant and clumsily fenestrated by failing to concede to the vertical alignment of the existing windows in the elevation. The front roof-lights are similarly discordant, being oriented horizontally. It appears to be the first roof extension in the row of homes of this period and will harm the historic roof-line. In general the other elements of the rear elevation are equally clumsy and fail to achieve a high enough quality of design.

 

2017/4634 and 2017/4623 3 Sutton Place E9 6EH Erection of a mansard roof extension and Mansard Roof Extension to match existing extensions at number 1 and 2 Sutton Place. Internal alterations to second floor bathroom and stairs/landing. (Raymond Okot 020 8356 8080)

The Clapton CAAC feels there is a missed opportunity to enhance the building through exploration of some alternative, contemporary designs that add to the history of the terrace and clearly indicate a modern phase of development. That said, the proposed pastiche extension is adequately designed of an appropriate scale.

 

2017/3474 52 Chardmore Road N16 6JH Erection of single storey rear extension at ground floor level, installation of a rooflight at the main front roof slope, alterations to rear openings (Sissi Yang 02083561352)

The Clapton CAAC objects to the proposal, which is an oversized, over-dominant, slab-like extension. In addition the propsed fill-in of large, existing windows will be hard to achieve without harming the rear elevation.

 

2017/4705 80 Filey Avenue N16 6JJ Conversion of three self-contained units into single dwellinghouse together with erection of two storey side and rear extension at basement and ground floor levels, excavation of basement and introduction of front and rear lightwells (resubmission of 2017/4705) (Catherine Slade 020 8356 8056)

In principle the Clapton CAAC finds the proposal acceptable and notes that it improves some clumsiness in the existing structure. However we are confused by the drawings which, in section, show the entire ground floor as office space and the basement as undesignated space. This begs the question as to whether the residential use is genuinely to be maintained. The designations must be removed from the plans to avoid the applicant claiming legitimate change of use is implied by the granting of full planning permission on the basis of the submitted plans.

 

2017/4712 43 Oldhill Street N16 6LR Erection of roof extension at second floor level for 3 bedrooms and 1 bathroom. (Jeni Cowan 020 8356 1371)

The Clapton CAAC is unconvinced that this design - the polar opposite approach to the previous schemes - can be convincingly implemented. Especially as no details of the proposed material is given. Yet again the applicant needs to start again and rethink their entire approach.
