The Clapton CAAC has no objection to the proposal.

2019/0343 21 Cazenove Road N16 6PA Erection of part single- and part four-storey extension at rear following demolition of existing single-storey building to provide additrional education floorspace. (Gerard Livett 020 8356 8398)

The Clapton CAAC agrees with the Hackney Society Planning Group and adds that the cumulative mass lacks any grace. We suggest the land is inadequate for the size of school proposed.

We further note the apparent lack of consideration of plant and the fact that an existing proliferation of AC units is missing from the existing drawings. If it is proposed that they be removed it is not clear how the building will be cooled and heated.

 

2019/0777 65 Osbaldeston Road N16 7DL Erection of single-storey rear extensions at ground and first floor levels; erection of side and rear dormer roof extension with rooflights; reinstatement of front turret feature over existing front bay; conversion of existing two self-contained residential units to create three self-contained residential units. The Clapton CAAC has no objection to the proposal. Although in isolation this scheme is an overdevelopment, it is of a similar scale and form to a number of the neighbours on the same terrace.

 

2019/1131 54 Osbaldeston Road N16 7DR Erection of rear dormer roof extension and provision of gable roof form and insertion of two rooflights in front roofslope. (Gerard Livett 020 8356 8398)

The Clapton CAAC objects to the proposal. Whilst we welcome the reinstatement of the bonnet cap, the effective hip-to-gable conversion is opposed as it spoils the roof form and disrupts the established rhythm.

 

2019/1159 23 Norcott Road N16 7EJ Prior notification of a larger rear extension: Extension would be 4.5m deep, 2.9m high and with an unknown eaves height. (Gerard Livett 020 8356 8398)

The Clapton CAAC points out that houses in Conservation Areas, such as is the case here, do not benefit from Permitted Development rights in relation to larger rear extensions.

 

2019/0706 Flat A 217 Evering Road E5 8AL Replacing existing window and door with wider doors; reducing parapet; replacing timber balustrade and gate with metal railings and gate. (Jeni Cowan 020 8356 1371)

No drawings or application form are offered on the Council's website for this application, making it impossible to asses.

 

2019/1251 and 2019/1255 Flat 1 17 Clapton Terrace E5 9BW Replacing a dilapidated cast iron fence to the front of the property, paving the front lightwell with Yorkstone, replacing the front door with a new door of an appropriate character and removing the existing modern security grill, replacing existing modern security shutters with internal period timber shutters, adding internal secondary glazing to the front windows, adding radiators as part of a central heating system, and adding a boiler flue to the side elevation. It is also proposed to restore the existing internal glazed timber screen, re-glaze this with reeded glass for privacy, and replace the non-original internal door with a traditional glazed door to match. 2019/1396 34-36 Filey Avenue (Garages) 36 Filey Avenue N16 6JJ Demolition of existing three garages and erection of a two storey two bedroom house. (Jeni Cowan 020 8356 1371)

The Clapton CAAC notes that whilst this is an improvement on the refused scheme, and the dwelling has a better relationship to its neighbours, the fortress-like boundary undoes much of the improvement by presenting a high, solid wall to the streetscape which lacks any of the articulation or rhythm of the garages. A more modest boundary treatment is needed for this scheme to be acceptable.

The Clapton CAAC has no objection to the proposal.

 

2019/1152 13 Forburg Road N16 6HP Erection of a single storey rear extension with a large roof light (Kim Aukett 020 8356 4740)

The Clapton CAAC objects to the proposed extension which is far in excess of 3m stipulated by guidance, without any justification.

 

2019/1232 90 Osbaldeston Road N16 6NL The provision of a dormer extension to the rear of the existing roof to allow for the formation of a room in the loft space, and the addition of three roof lights to the front of the existing roof. (Kim Aukett 020 8356 4740)

The Clapton CAAC has no objection to the proposal.

The Clapton CAAC has no objection to the proposal overall but questions if it is appropriate to reinstate a Victorian style shopfront without addressing the rest of the elevation and replacing the windows in a similar style. Relatedly, the attempt to match the window style on the proposed extension seems misplaced.

The Clapton CAAC has no objection to the proposed dormer but objects to the number of rooflights on the front roof slope which should be reduced to two as per para 3.84 of the Residential Extensions and Alterations SPD.

The Clapton CAAC notes the proposed 4m extension is in excess of the 3m limit in guidance, without relevant justification and in any event should be limited to the same depth as the adjacent neighbours. If consented, a condition should ensure that 2019/1318 and 2018/1321 cannot be built together as the cumulative effect would constitute an excessive mass.

The Clapton CAAC has no objection to the proposal and feel this is preferable to 2019/1318. A condition should ensure that 2019/1318 and 2018/1321 cannot be built together as the cumulative effect would constitute an excessive mass.

The Clapton CAAC has no objection to the proposal provided planners are satisfied this does not facilitate a change of use or a more intensive ancillary use now or in the future.
